Living at Cortland Lake Lotus has been a great experience. The community is clean, peaceful, and very well-maintained, and the staff is always friendly and helpful. Maintenance requests are handled quickly, and the amenities are always kept in great condition. I also love the convenient location and the overall atmosphere of the community. It truly feels like a comfortable and welcoming place to call home, and I would definitely recommend it to others looking for a great apartment community.

False Advertising All Around !
I’m writing this review based on my experience since moving in (November 2024) and on repeated patterns I’ve personally documented.
The community frequently sends emails about towing enforcement, parking compliance, and proper vehicle tagging. However, these policies are not enforced. I have not witnessed a single vehicle being towed despite ongoing violations such as expired tags, vehicles in handicap spaces without permits, double parking, and inoperable cars.
A resident in my building... regularly rotates multiple vehicles - I have documented about nine different ones. None display community or guest tags, and some remain for extended periods without consequence. If towing were actively enforced, these violations would be obvious!!
Management also sends reminders about hallway obstructions, yet a scooter is consistently stored in my hallway. I have submitted photo evidence, but the issue remains. At times, I have had to change my walking route with my ESA to avoid it.
Pet waste is another issue. Despite provided waste stations, some residents do not clean up after their dogs, creating unsanitary conditions.
Communication regarding maintenance has declined. Notices are often sent late, the same day or not at all, leading to unexpected disruptions.
The front gate is frequently broken due to vehicles forcing entry and has been repaired multiple times. Maybe it’s time to add a high rise speed bump.? The back gate has remained closed due to similar damage, limiting access for residents.
Paying for pest control monthly has been ineffective. I do not observe routine treatments in my building (I have a door camera). Despite using my own products, I still encounter roaches and spiders.
Scheduling pest control was also difficult. I had to call four times and called out of work each time to be available. The first three appointments resulted in no-shows. Service was finally completed on the fourth attempt, but the issue persists.
Due to ongoing gate issues, pest concerns, and even package theft, there are times I do not feel fully safe living here.
*** General statements about policy enforcement or routine service do not align with what I have consistently observed and documented. This review reflects a gap between stated policies and actual enforcement, as well as inconsistent services that residents are paying for.

I’ve lived here for a few years and haven’t had any complaints. As long as neighbors put their trash out in the morning, it helps avoid raccoons in the hallways at night. Although the gate is rarely closed, the community feels fairly safe and I haven’t had any issues.
