Do you want to live in daily fear that you will go to the parking garage and find your vehicle vandalized or on bricks with all 4 wheels stolen? Well, I have a great suggestion for you, come move to Encore Grayson! They not only have non-existent cameras and doors with magnetic locks that a child could break into, they also have irresponsible pet owners who let their animals defecate and urinate in the elevators and carpeted hallways! Did you notice a funky odor while on a tour and say, " That's... probably an anomaly." Well, guess what, it's not. You too could enjoy that every day!
Do you enjoy scary movies with strobing lights? You're in luck. Every single stairwell has at least 1 fixture that is constantly flickering. You can have your own scary movie experience every day!! Adding to the scary movie experience, trash will remain in the stairwells unmoved for months. And, if you're extra lucky, you will find discarded items that were stolen from someone else's or your own vehicle in the stairwells. It's like a daily treasure hunt! Lucky you!!!

Hi there, We’re really sorry to hear about your experience and truly appreciate you taking the time to share this. We understand how frustrating and concerning these situations can be. Please know we are actively working on several of the items you... mentioned. For the stairwell lighting, we’ve been coordinating with the manufacturer for replacement driver parts. These are coming from overseas, which has caused delays, but we have confirmed they are in route and we’re hoping to have everything repaired as soon as possible. We’ve also recently had the carpets professionally cleaned and continue to address cleanliness concerns daily. While we do fine residents for pet-related violations, we always encourage reporting in real time when possible so we can quickly identify and address the issue. Regarding garage concerns, we are continuing to work with our partners to improve monitoring and overall security. We truly want every resident to feel comfortable and proud of where they live, and we would appreciate the opportunity to speak with you directly and make this right.

Lots of easy room for improvement
I waited 18 months to leave this review to give the building and management a fair chance. I’ll update this if anything improves, but at this point I would not recommend moving in until major upgrades and repairs are made.
Pros: • Newish building • Easy highway access • Well-designed pool area • Spacious units • Good landscaping • Short walk to restaurants/bars
Cons: Mandatory fees for poor “services”: • Package delivery via Fetch is required, routinely loses packages, and often... delivers days late. • Required monthly pest control rarely shows up despite weekly availability. • Required trash concierge, even though trash chutes exist—feels like an unnecessary money-grab.
Pool: Great layout, but not enough chairs in summer despite ample space. Worse, the pool walls were covered in algae for weeks, blamed on “short circuits,” yet the issue kept returning.
Parking: Frequent unannounced or last-minute “garage maintenance” has led to multiple residents being towed from their own spots and forced to pay tow and taxi fees. Break-ins are common; the garage is unsafe.
Building doors: Hallway doors are falling apart. FOB access frequently fails, locking residents out after hours, while during the day the building is left unlocked, allowing non-residents in freely. Exterior courtyard and pool doors use codes widely known by people who don’t live here.
Courtyards: Most grills don’t work; only one is consistently usable. Fire pits have never worked and appear decorative only.
Common areas / office space: Music is blasted so loudly during the day that the spaces are unusable. The “amenity” coffee machine is broken roughly half the time.
Fire alarms: False alarms have been a constant issue for over a year—often at night, lasting 30 minutes at a time. Despite repeated promises of repairs, the alarms continue to go off randomly.
Gym: Equipment is decent, but the AC cannot cool the room on sunny days and there is no water source.
General building issues: Floors are extremely thin—normal footsteps and conversations are clearly audible between units. Elevators frequently break, get “fixed,” and then break again. Strangers can easily enter from the garage due to a backward-facing fob reader. “Courtesy security” is essentially nonexistent. Cleanliness in common areas is inconsistent; hallways and elevator floors are often visibly dirty.
