Never Rent Here, Run, Don't walk and don't look back!!!!!
Okay here's the real deal about this complex. As a current resident, this is truly the worse place I have ever lived. Believe the reviews that you read its as bad as or worst than they are stating. Yes, the new management team has tried to fix some of the issues of this property, but they could do a better job and be consistent with doing what they say they will do. First, the property was constructed horribly, the walls are super thin with no insulation so you can hear your neighbors almost... sneeze and breathe. Second, I personally have had to deal with noise from my neighbors on a constant basis. The management team has tried a little, but I am still suffering from noise on a regular basis and they are unwilling to resolve the noise issue. Thirdly, lately the number of bugs (house roaches) that I have seen coming into my apt. is getting ridiculous. We have a bug infestation in this "building". I asked (management) if they would spray the whole complex and they stated that they couldn't force residents to spray their apt. although I have to buy a can of spray for every one of my rooms just so I don't have bugs come in from other apartments. Lastly, at any given time especially during the summer/spring/fall, the water is shut off (on the regular) so if you have to go to work you might want to take a bath the night before. Oh, yes be prepared for water leaks and mold from the leaks on the regular as well. Also, the trash compactor breaks on a regular and trash piles up and smells over the complex. So, rent at your own risk....

DON'T MOVE HERE: HIGH FEES for POOR Quality
There would be zero stars if possible. Where do I start? I moved here in June 2022 and have regretted it ever since. 1. I A month later they suddenly tacked on a credit builder fee (among all the other fees) without prior notification or with my permission (as stated in the lease). 2. I pay for the "upgraded" apt. but everything was poorly done: the handles on cabinets come off, closets don't slide closed easily and 1 has fallen off; water temp is hard to control; pest control is hardly around... & there are roaches & gnats, etc. 3. You cannot speak with the management EVER, you can only send messages or speak with office staff who are unhelpful, so your problem are never resolved. 4. You can't use the amenities they brag about. The grill is gross & covered with ants, gym is closed.

Bad Quality, Poor Management
There are constant issues here. Everything is cheap and workmanship is shoddy. Management is rude and unhelpful. When you submit a work order they just close it without doing anything. The valet trash, that they charge $50/month for, never comes when they are supposed to, so half the time there is garbage outside of everyone's door just piling up attracting bugs and rats. This place won't improve unless a completely new management company is hired. Birchstone is trash.

Bad plumbing, noise, thin walls, poor service
I've been here 8 months but started to regret moving after two. I have a two bedroom. The first two months, my bathroom flooded because of another unit. In the last two months, it has flooded several times. The water would flow up from the sink drain and flood the room whenever my neighbor above would fill and drain their tub. It was disgusting and they took way too long to address it.
During the renovation for the unit above mine, a chemical was used that smelled like paint thinner. My lungs... were burning, I had itchy eyes and the smell lingered for over a week. When I called the leasing office, they deflected, reduced, and dismissed my concerns. They said they would send someone out but no one ever came.
Whenever a tenant in the unit above takes a shower, water leaks out from the vent on the bathroom exhaust fan. I've called them about it and submitted a work order through the Resident Portal app but it remains open after nearly 3 weeks. I was told an entirely new staff now works at the leasing office.
A new tenant moved in above me and constantly leaves the exhaust fan on in the hallway bathroom. Whenever the exhaust fan upstairs comes on, the sound is barely dampened between the floors and is very audible from my unit. The tenant leaves the exhaust fan running most of the day and through the night (15 hours a day on average) which is bizarre. I work from home and this has been a nuisance. The management have done nothing about it and seem to ignore any complaints sent via the app.
There's noise stemming from everyday activity because of thin walls: I can hear the same neighbor snore every night; phone convos are audible if you're in the room below; noise from plumbing overpowers anything you try to do in the kitchen or living room. There are cats living and clawing in the space underneath my bedroom, although they've been more considerate than the tenant above me.
The maintenance staff seem spread thin. The supervisor, Chris, is great. However, Chris can't answer every call so the crew member you get is either ok or just looking for a quick workaround. There's a valet for trash that we're charged a monthly fee of $40. The company that runs this service have missed at least one pickup a week in the 8 months I've been here. The water bill is an obscene $80 fee, the pressure is poor and the water line is regularly cut off at least four hours a month. Several mailboxes have no locks and are damaged.
I will not be renewing my lease.

No unit available! Do not rely on their website info or their words!
Do NOT WASTE YOUR TIME WITH THIS APARTMENT COMPLEX! It shows many units available on their website, but when you fill up the application and pay all fees, at the last moment they say the unit is not available! We are moving to Atlanta tomorrow, and at the last moment they informed us that our unit is not available! They are giving us hard time at the last moment few hours prior to our moving., after two weeks struggling with the application and required documents we got our approval... yesterday?now they say the unit is not available! We asked them for another unit, and again they say that one also is not available!!! So whyyyyy it shows they are available now on your website??? You should be mindful, it is nothing but playing with people's life, wasting time and money. It seems you dont value your residents! Do you really have any understanding of time, plan, schedule, life, and money??? It was our first experience and definitely the worst experience in the U.S renting an apartment. We are in the flight right now heading to the U.S from Europe. and at the beginning of our arrival to the U.S you guys taught us a good lesson that nothing is organized in there and do not expect a task be done in a timely manner, and to be nice will put ones behind in their lives! It seems you guys dont respect people! You just gave us headache and made trouble for us. We could have spend our time looking for apartment somewhere else.
