Warning to Prospective Renters
Save yourself the stress, money, and frustration—do not live here. I stayed in this complex for just two weeks in 2024, and the experience has left me traumatized to this day.
The apartment management appears to curate reviews and manipulate online ratings, so what you see online is not an accurate reflection of the reality. The building is infested with roaches, and water leaks were common in my unit. Despite reporting the roaches multiple times, very little was done to address the issue. I... even had to move units twice within two weeks, and the problem only worsened.
Management’s response was essentially to “suck it up”, showing little concern for tenant well-being. I was forced to move out early and did not receive a full refund, while also experiencing harassment for weeks afterward.
Additionally, a gift card went missing, my mailbox was left open, and despite reporting these issues, nothing was done and I never received the card.
Overall, this complex is mismanaged, uninhabitable, and not worth your time, money, or sanity.

We have licensed pest control professionals on the property weekly to address any concerns and to treat apartments that may be experiencing pest-related issues. Our goal is always to respond quickly and thoroughly. Regarding maintenance, including water leaks, we treat those as urgent matters. Even after hours—such as late at night—our team works to address emergency situations as soon as possible to prevent further damage and inconvenience. Feedback — both positive and critical — is valuable to us and plays a role in improving our processes and resident experience. We understand that moving under stressful circumstances can be frustrating, and we would still welcome the opportunity to speak with you directly to further discuss your experience. My Living Experience!
My experience living here has been exceptional, nice upgrades to the property. The game room for parties is really nice, the pool is modeled really nice, peaceful and relaxing. The gym is nice and peaceful workouts, and nice clean machines. I am huge on parking I know most apartments tow and don't accommodate visitors, I will really appreciate that they have extra parking lot space to fit all. The community is pretty peaceful, nice neighbors, and trash service is an added blessing especially in... this Houston heat. The maintenance are very friendly, and get the job done in a timely manner. The apartments inside are nice, and the upgrades are excellent. These apartments are dog friendly, and have areas to walk your dog. The resident portal is very helpful keeping the community included on updates to the property, events, and direct messaging to the office and management. Some event include food trucks, and they have parities/events kids friendly. I love that the office is social and maintains good kind relationships with the community. Overall this has been a great living experience, if your looking for assurance I hope I have given you a soft feeling to move right on in and make this place home.

Exceptional Living Experience
I have been at The Beverly at Shadow Lake living here for the past year, and I couldn't be happier with my experience. From the moment I moved in, I was impressed with the professionalism and friendliness of the management team. They made the move-in process smooth and hassle-free.
The apartment itself is spacious, well-maintained, and features modern amenities. The kitchen is equipped with high-quality appliances, and the open floor plan allows for plenty of natural light. The community areas,... including the gym and pool, are always clean and provide great spaces for relaxation and socializing.
One of the highlights of living here is the sense of community. The management team regularly organizes events that help residents get to know each other. Additionally, any maintenance requests are promptly addressed, often within 24 hours, which is a testament to their commitment to resident satisfaction.
The location is another huge plus. It is conveniently situated near public transportation, shopping centers, and a variety of dining options. Despite its central location, the neighborhood is quiet and safe, providing a perfect balance between city living and tranquility.
Overall, I highly recommend The Beverly at Shadow Lake to anyone looking for a comfortable, well-managed, and community-oriented place to live. My experience here has been nothing short of excellent, and I plan to renew my lease for another year.

HORRIBLE COMPLEX
I’ve been a resident for almost a year. Apartments are nice however staff is HORRIBLE at getting things taken care of. I thought by there being new management things would improve however no major problems have been addressed. Only improvements that have been made is the beautification aspect of the complex. Not even a week after moving in my doormat was stolen so I knew then there would be future problems. I went outside yesterday to my new vehicle being VANDALIZED my car is now sitting on... bricks with no rims or tires, (BUT they have a courtesy officer on the property at all times). Lets not forget to mention they have NO ACTIVE CAMERAS on the property at all and leasing agent told me “Im sorry they’re working on it” and “its nothing that can be done unfortunately.” I wouldn’t recommend ANYONE to live on this property although it has its pros the cons definitely outweigh them! The office is HORRIBLE, super dysfunctional and disorganized! They want to uphold the title of being a “luxury apartment complex” but lack LUXURY AMENITIES such as having cameras (for the repeated theft throughout the property) nor a courtesy officer ON the property 24/7. Ridiculous that rent is increasing but not the safety of the residents. They should put a pause to the repainting and powerwashing and PUT THEIR RESIDENTS FIRST! I WOULD NOT RECOMMEND THIS COMPLEX TO ANYONE !

Terrible Customer Service
Let me start by saying I received terrible customer service as a POTENTIAL customer. That should tell you something. I went there to take a tour. The agent was nice at the time, walked me all around the complex. It smelled like cat pee (on the outside), and had a resident walking their dog IN THE POOL (beach entry), and I had to step over animal poop on the sidewalks (twice). However, I was in a hurry to find a place so I decided to apply. Was told it was a 72 hour process, which is absurd... in and of itself, but ok. Later that night I started reading reviews and started to panic. I emailed the agent with more questions, asking her to get back to me the next day. She didn’t. So the next afternoon I found a different place that I really liked. Received instantaneous approval (as it should be). I called The Ranch twice and couldn’t get anyone on the phone. Finally left a message to withdraw my application and to either call or email me confirmation. I got neither. Fast forward to today - 8 DAYS LATER, I get an email from the agent congratulating me on my approval and asking for move in money. (So much for that 72 hour approval process) Ummm...thanks but that’s a no from me. GOOD LUCK!
