Location is the big thing this property has going for it. A 64 year old property needs special care and in this case it is lacking. All in all, it is not maintained well. The resident areas have not had landscaping (shrubs, trees, flowers) done in about a decade and we've had freezes and hurricanes which have taken out most of the beautiful lush greenery this complex used to have. The water is cut off almost weekly usually for most of a day due to repairs. You're lucky if you get 10 minutes... notice on the water being shut off. The management office is usually overwhelmed and understaffed. Turn over in management will make your head spin. I was told this is known as a "C" property which would explain the neglect. Rent is too high here. The market rate on these apartments is way out of its league. The value proposition is just not there anymore. I will say that current management is nice from my encounters but I'm still trying to get a gauge if anything will get better. I have lived here for a very long time and I can tell you this place has seen much better days. It used to be a little hidden gem on the corner of River Oaks. Sadly, neglect over the years has taken its toll and no one seems prepared or empowered to address areas needing improvement. I only list these problems because I have called this place home for many years and I really really want for it's old sense of style, charm, community, and beauty to be restored. It really does have so much potential. I know because I have seen what it can be.

So far so good! I’ve enjoyed living here and the move in process was smooth! I wished leasing would return calls a bit quicker but I understand they are busy at times. Over all 10/10 and any Issue I’ve had maintenance has come same day to fix. Kind people.

They really work with you it's pretty cool at times I wish they would be more lenient on the late fees sometime the water doesn't work the building is really old but they do the best they can to try to keep up the maintenance the maintenance crew is really cool we've switched manager several times within the last few years that I've lived here but overall the overall experience I must say is pretty decent neighborhood is very quiet neighbors are cordial
