Amazing community in great location! It is quiet and the views are fantastic. The med center and Rice University are very accessible as well as many restaurants, including those within Rice Village. The neighborhood is also perfect for walks!

The property itself is beautiful, with wonderful amenities and incredible views. The rooftop pool is truly fabulous, and there are many comfortable, well designed spaces to work during the day. The apartments are very nice, and the front desk staff has consistently been friendly and helpful. I have stayed here twice while my father was receiving treatment at MD Anderson Cancer Center, first during the summer of 2025 and again from March through April 2026. My parents have been staying here... continuously since January 2026.

Unfortunately, the elevator situation has been an ongoing and very serious problem that significantly impacts daily life in the building. There are four elevators, yet typically only two are operational. Wait times regularly add 10 to 20 minutes simply to get on an elevator, and when one does arrive it is often already completely full and stops on nearly every floor. My mother recently waited nearly 20 minutes just to come down from the rooftop pool and ultimately had to call the front desk to request assistance. For residents and guests, including those dealing with medical situations, this is not a minor inconvenience. It creates daily frustration, stress, and unnecessary difficulty.

I noticed a management response to a January 2026 review stating that the elevators were a priority concern. It is now April 2026, and this issue still has not been resolved. Given the cost of these apartments, reliable elevator access is a basic expectation, not a luxury amenity. Months of unresolved elevator outages in a high rise building is simply not acceptable.

Because this problem has persisted for so long, residents and potential residents deserve a public response from management explaining what specifically is being done to resolve the elevator issues and a realistic timeline for repair. The building itself deserves a five star rating, but the ongoing elevator problems significantly detract from what would otherwise be an excellent living experience. Like the building and staff. For some reason, though the elevators don’t all work properly. Location is ideal and very convenient to work and popular parts of town.

Latitude is a super safe and clean community with fantastic management and a great location. It’s super close to Rice and the TMC, and grocery stores are just down the street. I couldn’t ask for a better place to live!
