I’m not sure why the renewal rent is significantly higher for existing residents. For new leases, the same unit is being offered with an 8-week rent concession, and the base rent is already 20–25% lower than my current lease.
I understand that special offers are used to attract new residents. However, when you consider both the lower base rent and the 8-week concession, new residents are effectively receiving over 40% more value.

Good Apartment for those with Kids. However I feel apartment rent in the lease are costlier and not matching with the market price (recently, rent are reducing a lot in similar apartments).
