Resident Since 2021: Poor Management, Lost Green Space

I have lived at Nexus East since September 2021, about 4 years and 9 months as of June 2026. The location has potential, but my experience with management has become extremely disappointing.

The biggest issue is the closure of the detention pond/dog area residents previously used. It was one of the only meaningful green spaces on the property and a major amenity for dog owners. The current Bark Park is not a comparable replacement: it is tiny, artificial turf, directly next to the dumpsters,...
and in hot weather the smell from the turf is overwhelming.

Residents have repeatedly asked management to reopen the detention pond under reasonable posted rules. Residents have left negative reviews and created and signed a petition asking for it back. I repeatedly asked to meet with management, but those requests were never meaningfully addressed. I escalated the issue from the leasing office to regional management to the director of operations, and I never received a clear documented answer explaining what prevents controlled resident use.

Based on my communications with the City, Watershed’s concern is stormwater function and maintenance, not banning resident use as long as the pond is maintained properly. Nexus East is in a parkland-deficient area, and our City Council Member’s office supported residents’ request and communicated with the property about it. Other detention pond/basin areas in Austin are used as dog parks, so this is not an unheard-of concept.

Management gave explanations that did not match the site conditions. I was told the area would need walls or separation between the detention pond and biofiltration area, even though those areas are ALREADY physically separated. Management also cited lighting, but the current Bark Park uses a dawn-to-dusk rule rather than expanded lighting. If that rule works for the existing Bark Park, management has not explained why the same approach could not work for the detention pond area.

This should have been an easy resident-satisfaction and retention win: restore a valued amenity, improve outdoor space, support dog owners in a dog-friendly city, and make better use of rare on-site green space. Instead, residents have been met with shifting explanations, ignored meeting requests, and no real documentation.

Based on my experience as a long-term resident, management has not been responsive or transparent when serious resident concerns are raised. I would not recommend this property.

Do not recommend

I had several people warn me about moving into this complex before I moved in. During my first few weeks here, I also noticed that even residents who live here seemed hesitant when walking me through the community. I tried to stay optimistic, but things have continued to go wrong.

They have repeatedly messed up my rent, and I’ve had to go into the office multiple times to get it corrected. The hot water regularly goes out. Trash valet does not run nearly as smoothly as advertised. There are...
homeless individuals living in the dumpster area, and until very recently, there was no nighttime security at all. To be clear, they just hired nighttime security a couple of days ago, after months of ongoing issues reported by residents.

There are no security cameras in the hallways or parking lots because management claims it would be an “infringement of privacy,” even though residents have repeatedly asked for basic safety measures. Packages go missing almost daily, despite management insisting their mail delivery system is “foolproof.” It isn’t. Someone’s car was stolen (not towed—stolen) from inside the gated parking lot.

The parking areas are constantly littered with residents’ dog poop. I personally had a package stolen from the mailroom, and management admitted they have video footage of a homeless man entering and stealing packages. On top of that, my rental vehicle was towed even though I had a valid visitor permit.

I’ve lived here for less than two months and have experienced an unbelievable number of issues. There is an entire resident group chat that is nothing but daily complaints about how poorly this place is managed. I truly tried to stay positive and go with the flow, but I’m exhausted by the constant problems and the lack of meaningful action from management.

I do not recommend moving here.

Just moved in

Just moved in and was welcomed with a pup cup and a cookie which was a nice surprise. My apartment had one issue with the garage disposal but a maintenance man was able to come the same day to fix it. Nice office staff and the neighbors seem nice!

Verified Renter

One of the coolest pool areas in East Austin. I have been to a lot, and none are as beautiful as here. The landscaping and maintenance of the pool is great. Pool is huge. 2 grill areas. Lots of seating. Cleaning crew comes early in the mornings to deep clean everything. Pool is consistently vacuumed and cleaned. Most apartment pools in Austin get pretty gross. Not the case here. Good sun exposure during the summer months from about 11am to 7pm. My girlfriend and I are at the pool pretty much... everyday from June - September.
