A rental application is required for every person 18 years or older who will reside in the home. Submitting an application does not guarantee a lease agreement. All applications, screenings, fees, and related processes are handled exclusively through Avail. The application screening includes background checks for criminal history, credit, and eviction history. The landlord may decline to rent based on these results and may choose applicants with stronger qualifications. A letter of recommendation from a prior landlord is highly encouraged. Applicants must provide proof of income totaling at least three times the monthly rent.

To secure the lease, the first month’s rent and an equal amount for a security deposit are due at signing. If the lease is signed but the tenant chooses not to move in, the security deposit will be refunded, but the first month’s rent is non-refundable and the lease will be terminated.

Tenants must agree to follow HOA covenants and restrictions. These include no overnight street parking and ensuring garbage containers are not visible from the street. Violations may result in fines, which are the tenant’s responsibility.

No pets are allowed. The property is strictly smoke-free, vape-free, and drug-free. Any evidence of such activity will result in a $250 fine and immediate eviction.

Rent payments must be made by direct deposit into the landlord’s account. Rent is due on the first day of each month. Rent received after the first will incur a $200 late fee. Per South Carolina law, eviction proceedings will begin if rent is not received by the fifth of the month.

The property, inside and out, will be inspected by the landlord every three months. Inspection dates will be scheduled in advance at the time of lease signing. Tenants must allow access for these inspections and for necessary maintenance or repairs. Refusal to provide access is grounds for eviction. During inspections, air filters will be replaced, and the general condition of the home will be reviewed. Tenants are expected to keep the property clean and tidy at all times.

This home is for tenants who take pride in maintaining a clean, well-kept residence and will treat the property with respect. Tenants are required to report any damage or issues on the same day they occur. This is the landlord’s personal home, and tenants will be screened accordingly.

Painting and installation of shelves or wall hangings are not permitted unless approved in writing by the landlord. Any approved modifications must be restored to original condition at the tenant’s expense. Changing door locks is not allowed. The landlord will not enter the property without notice or permission unless in the event of an emergency.

Tenants agree to allow scheduled showings to prospective new renters 60 days before the lease end date. Reasonable arrangements will be made for viewing times, and the home must be kept clean and presentable for these showings.

Only toilet paper may be flushed, as the home is on a septic system.

No pets are allowed under any circumstances.
