We lived at The Granary for nearly 5 years, which makes the move-out experience especially disappointing.
During our tenancy, there were recurring operational issues and inconsistent communication from management that sometimes made simple matters more difficult than they needed to be.
The move-out process ultimately left a very frustrating final impression. When questions arose regarding notice timing, we felt we were held rigidly to lease requirements while the confusion created by prior... inaccuracies and inconsistent communication was not acknowledged. A more collaborative, solutions-oriented approach would have gone a long way, especially after years as reliable residents. This resulted in us being charged additional rent.
We then were surprised by excessive move-out charges, including nearly $1,400 in painting fees related to “ghosting lines” on walls and ceilings in a unit that was not freshly painted when we moved in. Charging residents for repainting tied to normal aging and wear after years of occupancy felt unreasonable.
Most disappointing was the lack of partnership or accountability throughout the process. We understand lease obligations and expected to be held accountable for ours, but hoped for the same level of fairness and responsiveness from management. Instead, it felt like rules were applied selectively without acknowledgment of the confusion that had been created along the way.
If you are considering living here, do not expect any ethical treatment from management. The new team genuinely don’t care about you.

Fabulous Rooftop Lounge!
The front lobby is breath taking. Mr. Westley greets you with a warm smile. The leasing staff is excellent. Ms. Lisa scheduled my initial appointment/ tour. I was impressed by the grand staircase that leads to the second-floor lounge. Cozy, spacious, indoor and outdoor areas to work from home, watch the Eagles, visit with friends and workout. 4th of July was amazing! We enjoyed grilling, dancing, and games from our rooftop oasis.

One of the best in Philly
We have lived in 3 different Philly apartments, toured over 15 others, and have visited many other buildings that friends live-in…so believe me when I say this building truly deserves a 5-star review. Cleanliness - by far the cleanest building that we have seen in the city. Everyday the cleaning crew are cleaning windows, doors, elevators, floors, and all common areas. The gym always smells fresh and you can tell the floor/equipment is wiped down daily. For someone who cares deeply about living... in a clean space, this is by far the cleanest building I have seen (including my friends apartments in other buildings). Management/Leasing/Maintenance - If you have an issue, they will help. Period. When we have a maintenance request, it’s taken care of the same day or the day after…and they always follow up to make sure there aren’t any issues after the fix. Everyone is extremely kind, courteous, helpful, and truly makes this apartment feel like home. Management hosts different events in the building to mingle and meet other people. Through those events we’ve actually met another couple that has become one of our closest friends. Apartments - Beautiful. Spacious. Great views. Open concept. Best apartment we’ve seen in the city.
Overall, this building and the people that work here easily deserve 5 stars. Thank you Granary team, for making us feel at home! PS- Lisa in the leasing office is the best and is always helpful! If you want insight into how great the staff is here, speak with Lisa and you’ll understand.

Best Price/Value Apt Building in Philly
I did my homework. The Granary provided the best value for price of any apartment building in Philadelphia. It’s modern, has units with outdoor space, reasonably priced parking, a good gym, great location (near Target and Whole Foods) and it’s clean (always)! Need I say more.

bad manager change
they changed their manager, he is worse. He towed my car without any notification such as Email. He is very rude,he threatens me that he will cancel my contact now and expel me to my apartment. I am very disappointed to The Granary. Since he was there, the maintenance becomes bad!! I still remembered that before he works here, we always had clean up windows notification and changed the filter.
