Residential Lease Terms

1. Utilities & Services
Owner Pays For: Water, trash, and sewer services (if applicable).
Renter Responsible For: Gas, electricity, internet, and any other optional utilities (e.g.,... cable TV).

2. Payments Due at Lease Signing
First month's rent $1,295
Security deposit amount: $1,295

3. Smoking Policy
No smoking is permitted inside the property, including all interior areas, garage, or within 25 feet of any entrances or windows.

4. Pet Policy
Pets are negotiable and are allowed on the property at any time, including visiting animals, without prior written consent from the owner.

5. Renters Insurance
Renter is required to maintain renters insurance throughout the lease term. Proof of insurance must be provided prior to move-in and upon renewal.

6. Maintenance Responsibilities (Renter)
Renter is responsible for routine maintenance including, but not limited to:
Front yard landscaping (watering, weeding, etc.)
Replacing HVAC air filters at least every 6 months
Replacing light bulbs as needed
Maintaining a clean and sanitary condition of the premises

7. Lease Term
Annual lease begins on [Start Date TBD] and ends on [End Date TBD], unless renewed or terminated in accordance with the lease agreement.

8. Rent
Monthly rent amount: $1,295, due on the 1st of each month. $25 discount if paid on or before the 1st. A late fee of $100 will be applied if rent is not received by 3rd of each month.

9. Entry & Inspection
Landlord may enter the premises with at least 24 hours' notice for inspections, repairs, or showings, except in emergencies.

10. Additional Provisions
Two occupants per bedroom with two additional guests limit. No subletting allowed. Quiet hours must comply with CC&Rs and Bylaws. Covered parking included (1 spot) with uncovered parking on a first-come, first-serve basis.

11. Community Amenities
Two outdoor swimming pools that is approximately 5 minute walk away.
