Poor management, lying about amenities on lease, fire alarm issues, cockroaches, overcharges, and a dead body
Hi,
I moved into BullHouse in 2024, and during my time there have had numerous issues, both with management and communication from the front office, as well as with the actual living experience at BullHouse. I don’t want to sound like just another random person complaining on the internet, and I have never written an online review for any landlord or apartment, or anything like that before, but my experience here was poor enough that it needs to be said.
1. First, the amenities that were... listed when we signed our lease, and paid for throughout our stay, were not actually available to us. The gym and common spaces were closed, we did not have a smart lock on our door, the market with snacks and drinks was removed, and the rooftop terrace was almost always locked and closed. 2. The fire alarm system malfunctions constantly, at all times of the day, and is so loud that it quite possibly does permanent hearing damage. This happens probably at least once a month, and forces people to evacuate, and also is an extreme safety hazard since if/when a real fire happens nobody will think it is real. This is all well documented on Durham sites, where people report the alarm is loud enough that it wakes apartment buildings all down the street frequently. 3. We had a cockroach infestation which maintenance/the property did not fix or resolve, and had to spend money out of pocket for traps and diatomaceous earth. Overall probably killed over 50 cockroaches. 4. There are serious safety and communication concerns overall, but this is summed up in communication regarding an experience where a dead body was found in the parking garage on property. The fire alarms had gone off that day, and we were just told that police were doing a routine inspection and investigation on property. When I went to leave my apartment, however, I heard lots of police talking, and looked over the railing of the parking garage out of curiosity, and there was literally a dead body in the garage. This was not communicated by the office until it was already on the news, and both finding out that way, as well as being put in a situation to see that is absolutely horrendous. 5. We have been consistently overcharged on our month to month charges. We only just noticed this when going through items, but it appears as though extra charges not shown in the lease have been included in our ledger.
I recommend everyone look elsewhere for housing

Regarding amenities, we acknowledge that certain spaces were temporarily unavailable during periods of renovation and improvement. We understand how disappointing that can be, especially when those amenities factored into your leasing decision. We do want to share that our amenity spaces are now open and fully accessible to residents.
Resident safety is always our top priority. Fire alarm activations are tied to life-safety systems that are designed to function with sensitivity, and while that can sometimes result in disruptions, they are never taken lightly. We continuously work with licensed vendors to ensure the system is operating properly and in compliance with safety standards.
Concerning pest control, we encourage residents to report issues promptly so that our maintenance team and pest control partners can address them as quickly as possible. We regret if you felt this concern was not resolved to your satisfaction.
With respect to the serious incident referenced, situations involving law enforcement are handled in coordination with authorities, and communication is guided by what information is confirmed and appropriate to share at the time. We understand how unsettling that experience must have been, and we never want residents to feel unsafe or uninformed.
Lastly, all monthly charges and move-out balances are itemized in the resident ledger in accordance with the lease agreement. If there are any discrepancies, we are always willing to review them directly and provide clarification.
We appreciate you bringing these concerns forward and wish you the very best moving forward.

Declining Property
I moved in here 2021. The first leasing office was great. Very attentive anf friendly. When the property owners changed, they have been unavailable and rigid. I tried to move to another unit and they made me jump through so many unnessecary hoops. The "Central Leasing Office" is unreliable, unfriendly and incompetent. They do not care about the tenants clearly.
The amazing onsite team is clearly overworked and do their best to accomodate the tenants. Britney and Santiago, the onsite leasing... agents, are amazing and wonderful people who have to deal with the out of state property owners to complete simple requests from the tenants. I hope they are aware that they are the reason I still live here. The maintenance team is also very friendly and are available for all requests.
Cool spot to live and after finally getting approved to move to a larger unit, things have settled. For the money we spend every month, the Central Leasing Office should be a better property owner. Could have decided to live here for years but now will consider changing properties in the future.
AGAIN, big thanks to the onsite leasing agents and maintenance team for being the difference.

DONT MOVE HERE
Horrible management, new and unnecessary fees EVERY MONTH. They never get back to you in a timely manner and maintenance refuses to fix anything. Save yourself time, money, and a headache

Awful
I've never had an issue with Maintenance or a landlord before coming here but as a summary of the issues I've had here:
1. Went two months with a broken dishwasher. They even tried to pin the repair price on me, even though it was broken on day one.
2. Went many months without AC because Maintenance decided they didn't want to do anything about it.
3. Apartment lock is constantly running out of battery and Maintenance always pretends they will fix it.
3. Guest lock pad at main entrance... quite literally is NEVER functional so you cannot let delivery people or guest in.
4. Had a clogged kitchen sink that I had to repair on my own because, according to Maintenance, apparently a functioning kitchen sink is "not a necessity." This one was especially egregious and management or Maintenance never did anything to make it right.

Would never recommend Bullhouse
I could not more strongly recommend against renting at Bullhouse. We have been here 8 months with nothing but problems.
Honestly, even before we moved in, which should have been our warning. The apartment was dirty when we toured it--muddy foot prints in the shower, dirty toilet, boot prints all over the apartment floors, broken blinds. We brought all of this up to have a deep clean before moving in and none of that happened.
For moving in or out, there is absolutely no infrastructure or plan... in place, such as a loading area or dedicated elevator. You end up with moving trucks parked in awkward spots on the street, taking up the sidewalk, and blocking the garage entrance and exit. When we moved in, we went to the office to ask what the best way to set up would be with our apartment location and their only recommendation was to not prop open the doors. How helpful.
The building itself is a mess and poorly maintained. Staff is here Tuesday-Saturday, but you can expect any problem in public areas to be totally ignored on the weekend and anything outside of the lobby will take multiple days to be noticed. Latest example--a dog peed in the hallway and the owner covered it with paper towel, but there is no staff to clean up when a mess like this is left and the owner leaves it behind. A weekly reflection of this is at the trash chutes, which become overflowed on weekends and simply pile up and spill out into the parking garage. This happens every single weekend.
You have the lovely obligation to pay for valet trash, but the valet trash has spilled liquids multiple times in the hallways, resulting a repulsive smell on the entire floor. One time this happened directly in front of the elevator so you could see where it spilled and that was there for over 4 days before it was finally cleaned.
This neglect of cleanliness outside of the lobby area is a constant problem and a serious health hazard.
The call box at the main entrance has been broken since we moved in. We asked about this before moving in and they said someone was scheduled to fix it the following week, but here we are 8 months later with no fix. This means any food delivery or friends visiting have no way to get in the building. It's a massive inconvenience and just plain laziness and apathy on the part of management.
Do yourself a favor and avoid Bullhouse at all costs.
