The apartment was updated on appliances, but our apartment does not cool off they had to bring in a window unit, but that only cools out the front part of the apartment. The rooms are still warm every other outlet doesn’t work outside of the apartment was not clean none whatsoever

Tenant Review – Proceed with Caution
I strongly advise against renting here unless absolutely necessary. Management consistently fails to address maintenance concerns and prioritizes rent collection over livable conditions. Serious issues include: • Bathtubs poorly patched with plaster and paint, which quickly deteriorate. • Broken electrical outlets, light fixtures, dishwashers, and boiler room issues ignored for days before being addressed. • Hallways and entrances infested with spiders,... only superficially “power washed” once a month. • Persistent roach infestations with no proper treatment. • The pool has not been properly maintained since move-in; this summer it was only open for a few days before being closed again. • The entrance gate is constantly broken—fixed briefly, then back out of order. • Despite installing a new sign advertising “luxury,” the conditions are far from it, making this one of the most poorly managed complexes in Georgia. • As of this month, the updated lease agreement states that washer and dryer repairs are no longer covered—residents must replace them at their own expense if they break. • The gym is poorly maintained, with dirty equipment and spider-infested entrances. • Trash areas are always overflowing, smell terrible, and are inadequate for the number of residents—sometimes only two dumpsters are shared among many units.
This property is not safe, sanitary, or well-managed. Prospective tenants should be fully aware of these ongoing problems before signing a lease.

Avenue 33 apartments is ok, just the trash is always over flowing from out of the dumpster to the ground. The gate stay broke. The staff is friendly, and when I need a maintenance person, they come and repair what ever it is that is broken in a timely manner.

The apartment amenities are nice but there is a roach problem and I have loud neighbors. Also trash is always on the ground around the dumpsters.
