**I have never had a worse rental experience.** The number of problems we experienced was extraordinary:

* After we signed the lease, management changed the terms and increased the rent because they had not yet signed it.
* Our move-in was delayed **the day before we were supposed to move in**, leaving us without housing for 5 days. We spent over $600 on a hotel; management offered a $250 TV as compensation.
* The unit we received looked nothing like the model we toured and was not move-in... ready: stained “new” carpet, broken appliances, burn marks on walls/outlets, and roaches.
* Management initially acknowledged a roach infestation, but refused to allow pest control and told us using our own pest control would violate the lease. Later, they denied the infestation.
* Maintenance requests were repeatedly marked “completed” without anyone coming to the apartment.
* The roach problem eventually became severe enough that roaches were getting onto our bed despite keeping the apartment extremely clean and food sealed.
* The office was frequently closed during posted business hours, calls were not returned, and getting a response sometimes required physically waiting at the office.
* We couldn't take the roaches anymore and requested to be let out of the lease early. We later received a bill containing charges we disputed and requested documentation for, but were never provided the requested evidence.
* The disputed balance was quickly sent to collections and affected my credit. I disputed it with the collection agency but was never provided the evidence supporting the charges.
* We were also told that management would negatively report our rental history unless we paid the disputed charges.

****Overall, this was the worst rental experience I have ever had. The problems were not isolated incidents, they continued throughout our entire lease and involved management, maintenance, the condition of the property, pests, and disputed charges. Based on our experience, I would strongly caution anyone considering renting here to make sure they tour the exact unit they will be moving into, get EVERYTHING in writing, and know your legal rights as a tenant.****

Whatever you do stay away from this place. Full of promises and never delivering. I lived here from August 2021 to June 2022. From my move in my wife and I were promised a new washer and dryer because ours was making noise when in use. The washer and dryer never arrived and by May 2022 we had decided to buy a house, which meant breaking our contract by one month. We asked to have our contract voided given that we never received our washer and dryer. After several conversations they agreed to... void the contract. We where going through our application process for one of their units. throughout the process we would attempt to call or text a few times and never got an answer. the only time we could communicate with them was in person. Eventually, our application was canceled due to the amount of time that passed. However, we were trying to hear back about if our apartment would be available or if we had to switch. Moved here from out of state and didn't see the place before hand because my roommates mom picked it out for us so we could relocate for work. Before we even moved in none of the sinks worked, all the plumbing just backed up and wouldn't drain. Mold, mystery stains on the floor, and ants the entire time we've been living here. The other residents are the most selfish insufferable people I've ever lived near. The property is great I’ve been here for a few months now and I can say that the office staff is great and friendly and the maintenance team is pretty efficient, I made a move in checklist upon move in and Terry came fast to fix all my issues I highly recommend Amara you guys rock!!!
