We’ve been living here for almost 2 years, and overall it has been a nice and safe place to live. Most of the staff are very kind, especially Ms. Claudia, who is always very helpful whenever we have concerns. There are just a few front desk staff who are less accommodating, particularly when it comes to providing parking passes. Our main concerns are the limited visitor parking availability and the process of retrieving cars from the automated parking garage.

Lume is a wonderful community. Everyone is extremely friendly and helpful. Lume has outstanding amenities and service. Lume has a hardworking maintenance team that can answer any questions and fix just about anything! Lume has amazing leasing professionals and management that answer all questions and help provide a seamless moving in experience.

I’ve had a deeply frustrating experience with Lume related to utility billing—specifically recycled water and sewer charges—and the way the issue has been handled.
After months of stable, low usage, my account showed a sudden and sustained spike in recycled water consumption beginning mid-September, followed by higher and duplicated sewer charges starting in October. I provided daily usage data clearly showing the change, including multiple extreme spike days that are not consistent with... residential use.
Management’s response was slow and fragmented. While a third-party audit confirmed the meter reading matched the billing system, the review failed to analyze the daily consumption data, investigate meter mapping, or examine building-side configurations that could explain the spike. In other words, the audit checked the box on “meter accuracy” but didn’t address the actual problem.
Communication lacked clear ownership and timelines, requiring repeated follow-ups to move anything forward. Billing continued despite documented discrepancies, forcing a formal dispute instead of a proactive correction.
I expect a data-driven investigation and timely resolution when billing anomalies are clearly demonstrated. Unfortunately, this experience fell short on transparency, accountability, and responsiveness.

It is a terrible policy that the sewer bill will be distributed across units. It is unfair for residents in 1B1B or 1B units—many of whom live alone and use significantly less water—to share the sewer bill evenly with larger family units.
