I just leased my apartment and have been really happy with the experience so far. The leasing process was smooth and straightforward, and the staff was friendly, professional, and helpful throughout the process.

Overall, maintenance is usually very quick to respond, and the neighborhood is generally pretty quiet at night. However the pictures on the website and Instagram, especially of the pool, are very misleading and outdated. The pool looks different, with additional tables and corn hole games. The outdoor couches are also heavily stained and need to be replaced.
The lack of restrictions/enforcement regarding aggressive dogs. There are a few dogs here that have made me feel unsafe throughout my... entire time living here. They pull their owners around, bark aggressively at people and other dogs, and even lunge/jump at the fence when people simply walk past the dog park. I have a tiny dog and am genuinely afraid to take her outside because of these dogs. I constantly have to look around before leaving, can’t comfortably wear headphones on walks, and feel nervous even going for a run because I need to know if they’re nearby. This is one of the biggest reasons I don’t plan to renew my lease.

I’ve had a very positive experience living at Amiya. The community is clean, well-maintained, and peaceful, and the staff has always been friendly, professional, and responsive whenever assistance has been needed.
If I could suggest one improvement, it would be to create a recreational area for children. Adding a playground with oversized play structures, as well as soccer goals and/or a basketball hoop, would provide families with a great space for kids to be active, socialize, and enjoy the... community even more.
Overall, I truly enjoy living here and appreciate the effort the management team puts into making Amiya a wonderful place to call home.
