Elevators are constantly broken. Repairs take forever. Building gives very little prior notice for basic things, like taking over the pool for a Saturday afternoon or rooftop closures.

Maintenance issues need to be acknowledged within 24hrs & assessed in 48hrs. Repairs need to be within a week of a repair request. Managers need to walk the property to make sure elevators, washers, dryers & trash chutes are operable & the building has no sanitary issues.

From the moment I arrived, to the moment I moved in, the staff were kind, respectful, and professional. I’m on a tight budget, and RiverHouse fit exactly what I needed. Rent is fairly priced compared to other National Landing apartments, and utilities are conveniently consolidated through RentCafe. The two pools, two fitness centers, dog park, and maintained walking paths are great perks I enjoy every day. Concierge and maintenance are knowledgeable, and management responds quickly. Most... importantly, the area feels safe for my family.

The downsides: laundry costs add up quickly ($2.25 a load, depending on setting), the thermostat is outdated, shower temperature and pressure can be tricky, and the locks aren’t electronic.

Best deal in the Pentagon City area. Great location, lease rate is moderate. Apartment floor plans are truly residential. Maintenance team is great.

There is a plan to build on every green space here, and the parking lots. Who knows why greed would take over keeping your paying tenants happy and in a livable space. The management here leaves a lot to be desired. They are openly rude and have no desire to help you. The front desk and maintenance workers are the only staff here that seem to care and they are lovely. Roaches teem the grounds as soon as it is warm, the paint peels off in chunks, the laundry room is never in working order, there... is a bad black mold problem here, car break ins happen regularly, and again, management doesn’t care. This place has so much potential but it’s a shame that JBG Smith will ruin it with the construction on every single open space here and management makes you want to scream when you need assistance.
