Resident from Opening Day!
I’ve been living at Moda Peaks for almost five years now—I was actually the very first to move into my townhome—and I can honestly say I still love it here! From day one, it’s felt like home. The layout is fantastic: the bedrooms are spacious, and the main floor living area is wide open, making it perfect for everything from hosting friends to just enjoying a quiet evening in. The design really balances comfort and functionality, which I appreciate every single day. Maintenance has also been... top-notch. On the rare occasions I’ve needed help, the online portal makes it incredibly easy to submit a request. I’ve never had to wait more than a day for a response—most of the time, someone shows up within hours, ready to fix the issue. That level of attentiveness is rare, and it gives me peace of mind. The staff takes care of so much behind the scenes, too—regular HVAC filter changes, weekly groundskeeping, snow plowing and shoveling early in the morning during winter, and even replacing lightbulbs inside my unit when they go out. It’s the kind of thoughtful, proactive care that makes a huge difference in everyday living. The community itself is beautifully maintained and truly enjoyable to live in. The location couldn’t be better: within walking distance of great parks, trails, and local restaurants, and just a quick hop onto I-15 for easy access north or south. Despite the convenience, the neighborhood stays quiet and peaceful in the evenings, which makes winding down at the end of the day so enjoyable. And I have to say—the neighbors are wonderful. There’s a friendly, respectful atmosphere here that really makes the place feel welcoming. All in all, Moda Peaks has been an incredible place to call home. Between the spacious design, the attentive management, and the unbeatable location, I couldn’t ask for more.

The worst property I've ever lived in...
Moda Peak is one of the worst properties I've ever lived at. Here are some issues I’ve faced and what you can expect if you move here.
Personal:
Trash Problems: Management requires us to keep trash cans in our garage to avoid "eye sores." When it gets above 70 degrees, the trash reeks throughout the bottom and middle floors. We asked for cleaning services or solutions, but they refused. Their solution was to unlock the hose spigot for 24 hours, 2 days before trash day, without providing a hose... , power washer, or soap. Am I supposed to clean the trash cans myself?
Hose Spigot Locked: The hose spigot is locked, preventing us from cleaning our patios, windows, or cars, but it’s okay to spray out trash cans on the driveway? Makes no sense.
Slow Maintenance: My water heater has broken multiple times. They refused to replace it, leaving me without warm water for over seven days. My sink got clogged, and I had to hire a company to fix it as they didn’t respond within seven days.
Contract Terms Not Upheld: Despite renewing my lease, they haven't cleaned carpets, washed windows properly, or replaced refrigerator and air filters as promised. When they did clean the windows once, they only cleaned half and left streaks.
Incorrect Notices: I was served a 3-day "Comply or Vacate Notice" for supposedly expired insurance, even though my insurance was valid. They refuse to waive the $25 serving fee and have asked for proof again, threatening to serve me incorrectly again.
Bug Problems: Every summer, expect to kill hundreds of bugs from the surrounding trees.
Neighbors' Issues:
Poor Construction: My neighbor's roof collapsed almost a year ago and hasn't been fixed.
Gas Leaks: A neighbor had a severe gas leak that took maintenance a long time to fix, leading to their kids being hospitalized.
Mold Problems: One neighbor has mold in their closet so bad they can't use it, and management refuses to fix it.
Living here means paying premium prices while being treated poorly. I wouldn't recommend anyone consider moving into this poorly managed, cheaply built community with zero amenities and a non-responsive management company.
