If you’re thinking about living here, let me save you the stress, the rage, and the therapy bills: don’t. I’ve been dealing with a RAT infestation since July, and management has done exactly zero to fix it. Zero. Not a plan. Not a timeline. Not a single ounce of urgency. Meanwhile, I now live in a place where simply opening my garage door means rats sprint inside like they also signed the lease. I literally cannot safely enter or exit my own home without worrying about rodents getting in. And... before anyone says “call the city,” I did. McKinney says it isn’t their jurisdiction. Prosper says it isn’t theirs either. So apparently these rats exist in a magical lawless pocket dimension where nobody is responsible — except me, the tenant paying full rent. Speaking of rent, I’m also locked into an eighteen-month lease with a property that acts like ignoring an infestation will make it disappear. Spoiler: it hasn’t. And here’s the part that really seals the deal: They’ve had to repeatedly close the pool for “maintenance” because the rat poison they use causes extreme, insatiable thirst — so guess where the poisoned rats go? Straight to the nearest water source. AKA: the pool you’re supposed to relax in. So on top of rats on patios, in garages, and around shared areas, now we’re dealing with a pool that keeps getting shut down because the property’s half-baked pest response backfires into a public-health issue. Lovely. This isn’t just mismanagement — this is negligence dressed up in a leasing office polo shirt. They’re quick to take your money, but the moment something serious happens? You’re on your own. No communication. No solution. No accountability. Just “submit another ticket” while rats treat the property like Club Med. If you’re reading this because you’re considering moving here: run. You deserve better than this mess. You deserve safety, hygiene, honesty, and leadership that can handle more than posting cute marketing photos. This isn’t living. This is survival with a rent charge. Do better. Actually, be better — because whatever this is? It’s not it.

Beautiful Community
I transferred to Mansions of Prosper from Towers at Bayside which was a W3 sister community. Towers has changed ownership but W3 still owns Mansions of Prosper.
It’s a very different build but we love it here. Community of duplexes w dedicated drive and garage and small yard. It’s a fantastic place. Neighbors are the best in the world. And it’s a very clean and quiet community.
Amenities are wonderful and staff treat you like family. Apartments are beautiful. If you need anything all you... have to do is ask.
Some folks talk about prices. Well they are all about the same area wide. I just know it’s worth it for us. Older with disabled bedbound hubby. Close to stores and restaurants for deliveries, Safe for me to get out and walk at night to check mail or parcels posts while hubby resting. Gated entry. In my opinion it’s much safer for children than typical neighborhood. Kids riding bikes or skateboarding down the streets is great to see.
Diverse community with families w kids of every age, singles, couples. Pet friendly with folks walking pups and riding bikes and saying hi and stopping to talk.The dog park is great.
Anytime I am bringing in anything from our van a couple of neighbors offer to help me if they see me. One guy is young and the other older. We hear about the divisions of cultures and ages in our society but we have seen nothing but love and inclusion in both communities.
Valet trash and recycling pick up is great. We recycle a lot so we value this. WiFi is ATT and excellent service.
It’s a remarkable community and I love it here. We’ve been with W3 since 6/19 and love the corporation culture and communities.
