I have lived at South Fork Lake Apartments for over 7 years and have watched this community steadily decline. Under previous management, the property was well maintained. Since ZRS took over, conditions, customer service, and accountability have all gone downhill.
Safety is a major concern. The gates are frequently broken, contributing to repeated vehicle break-ins, and there have been multiple shootings on the property. Residents paying premium rent deserve to feel safe.
Maintenance has been... equally disappointing. I submitted four work orders on June 11, yet they were marked "completed" in the resident portal without my authorization and without the repairs ever being made. If maintenance records can't be trusted, what confidence should residents have that issues are actually being addressed?
The amenities no longer justify the rent. The pool, gym, landscaping, and overall appearance have declined significantly. One example is the front gate, which has made an extremely loud squealing noise for weeks. I've reported it multiple times because I work nights and the noise echoes through the property in the early morning, yet nothing has been done.
The growing number of reviews about poor customer service and management should concern ownership. This isn't a communication problem—residents have repeatedly reported these issues. It's a leadership and accountability problem.
If you're considering moving here, read the reviews carefully and visit at different times of the day before signing a lease. Rent continues to increase while the value provided continues to decrease.

Me and my best friend have lived in this apartment for the last year and it was definitely the best place we have lived so far! We had to move out due to my job taking me out of the state or else we would've stayed. The staff is amazing and makes sure you are taken care of. The amenities served their purpose very well and was never too crowded to use. Maintenance requests were completed in an efficient time frame and we rarely had issues with things working. The location is great, super quiet... complex and close to lots of things. Easy to get on and off the highway. Would highly recommend to anyone, will miss this place! Read More

We have lived in these apartments for less than 6 months & we have had so many accidents happen since- 3 of them being within the past 2 months. Sadly our car got broken into this past week along with EIGHT other cars & STILL the front office/owner decided to do nothing for our safety as residents. They have cameras but the cameras don’t face the way our car was parked. We will not be leasing from here again & found a new great complex for next year! I went to the extent of trying to speak with... the owner Robbie, i contacted her via email asking to have a phone meeting & she couldn’t even do that. Needless to say their customer service is non existent. i have been in customer service for plenty of years now & know this is something that can be done but they don’t care enough to do so. i also know they have offered half off prices for a garage for X amount of months but not on rent.

UPDATE: After getting permission from the manager & the owner we could have 10 extra days to pay rent. Unfortunately on saturday we received an eviction letter from them, & they took out our credit that we had. With all this being said, the communication is absolutely nonexistent here. Read More

I’ve lived here a little over a year and half now and I’ve had a great experience here. Very safe, quiet, and clean community. The office staff are always very nice and Nicole the manager is very professional. When submitting a Maintenance request it always gets done the same day. Highly recommend!

I have been in contact with apt for a few months because I knew it was a beautiful, new complex. Day one- move in... professional, personable staff. Had all paperwork ready for me, very detailed move in pkg. Kara and Nicole... top notch customer service!!!
