Fees, Deposits & Utilities
Security deposits are based on credit, background, and rental history, with deposit-free options available through Obligo for qualified applicants.

20% of the security deposit will be held to cover cleaning post-move-out. This is non-refundable and non-negotiable.

A one-time $100 admin fee is due at move-in. Wifi is included in rent, electric must be put into tenant's name, and a $65 utility fee will be charged monthly for water.

Rental Requirements
To qualify, applicants should meet the following:

* Credit/Resident score of 550+
* Net income of at least 2.5x the rent
* Successful background and landlord reference checks
