Good: - Location is incredible. Whole Foods across the street, multiple shopping centers within walking distance, and the Chester Valley Trail too. The level of walkability is unmatched. The Septa station is right up 100 as well for heading into the city. - From a surface level, the building looks great. Amenities like the pool, movie theater, or club room will have your friends/family that visit thinking you’re living in a luxury hotel. - Leasing and management staff are kind and host small... events for the residents. We even won a nice designer bag during a fun bingo night they hosted.
Bad: - The building is being worn down, rapidly. There’s concerning cracks all along the hallway ceilings, and the walls are covered in gouges, marks, and stains. The carpets are stained more than they’re clean. Our storage shed has chunks of ceilings falling down onto our items long with water damage visible. - Pet owners are incredibly rude, and I say this as a pet owner myself. There’s *often* dog pee, poop, and vomit in the hallways and stairwells. There’s one hallway in particular that is covered in pee stains and it’s clear an owner lets their dog use the hallway as a bathroom. The smell is atrocious and nothing is done to stop it. That’s the caliber of resident that rents here, seriously. - The trash room/chute is a great convenience, but lazy residents will leave their rotting food on the floor instead of putting it down the chute. I’ve walked into vomit and poop on the floor of the trash room more times than I can count. Or there will be so much trash on the floor you can’t even open the door at all. - Packages rarely end up in the mailroom. When they do, you will rarely get the promised code and have to fuss on the tablet to get one. I’ve had many packages just go outright missing, likely stolen. - The garage is FULL of derelict, abandoned cars caked in dust. There’s a silver car at the entrance of the garage that has not moved in years, and a car on the roof with smashed windows and a plant on the hood. The garage doors are often broken and left open, leaving thieves to run rampant in a garage with no cameras. - The gym machines are often broken, and it is overall a small gym for the size of the building. If you want to use a treadmill after work, good luck getting time on the often singular working one. - Future concern: there are plans to demolish the Exton mall, which is adjacent to this building. The noise I imagine will be unbearable.

Not good experience so far.
I've been living here for the past four years. Here a some feedbacks:-
Window Noise During Rain: Windows produce a persistent creaking noise when it rains due to wind pressure.
Window Air Leakage: Cold drafts pass through poorly insulated windows, forcing the AC to run continuously and inefficiently (During winter).
Loud Bathroom Exhaust Fan: The exhaust system in the bathroom operates with excessive noise.
Disturbance from Upstairs Neighbors: Frequent and loud jumping sounds from upstairs... neighbors—nearly all day, every day for the past 2 years. Despite multiple complaints, no resolution has been provided.
Questionable Value for Rent Charged: The building is marketed as “luxury,” but quality does not match the pricing. Rent increases at renewal give the impression of pushing tenants to move out after just one year.
Unreasonable Parking Fees: Parking fee of $75 despite lack of open parking provisions to offer $0. Other places offer free or more reasonable parking, making this cost hard to justify.

Nice Place
The apartments are nice, the garage parking is convenient and I never had an issue finding a spot except late nights on weekdays. The area is not walkable at all but everything you could want is within a 10 minute drive. The amenities are nice too, especially the weight room. Only complaint is that there is no screen on the windows so you can never really open them. Otherwise, I’d recommend.

Dont waste your money
I moved in here in december after living at the point at west chester. Thought it would be a similar great experience. WRONG. Ive had nothing but issues since i first moved in. This building is located on a busy road and does not feel safe or secure whatsoever. The garage doors are always broken, i think they have given up on trying to get them fixed at this point, so no secure parking. Also, good luck trying to find a spot even though youre required to pay for one. Visitors drive through the... exit to park in the garage taking up all the spaces and leaving you to park across the street in the whole foods parking lot. There are no spot lights on the back side of the building so taking your dog outside at night does not feel safe. The door on the first floor of the garage doesnt latch close if its super windy so it just wavers open all night. There are no screens on the windows so you can only open them so far or just keep them closed so you dont let bugs in. The flooring is terrible. The dryer never fully dries your clothes. Walls are terribly thin and can very easily hear neighbors. Not good insulation and the cold comes right into your apartment. No one picks up after your dog so if your walking your dog at night, make sure you have a flashlight so you dont step in dog poop. You also cant leave said dog poop shoes outside of your door at night. Thats not allowed. If you do leave them out after they tell you not to, your shoes mysteriously become soaked with water when you go to put them on the next morning. Would never recommend living here to another person. I regret ever moving in here and wish i had known some of these things before moving.

For short term good but not for long term
Cranky window sound leaking air inside flat, No offer for the existing loyal renters given, compelling them to move out literally once lease term over. Atleast they must have given some discount to loyal renters like longer you stay more will be the discount. No proper offer was given to me and rates were literally high compared to new move in customer which is really annoyful. Again extra headache for shifting to new place. If anyone plans to comes in, better prepare mind for moving out in... advance. Even sometimes request is also not addressed and completely ignored.
