The entire staff is friendly, professional, responsive and quick to rectify problems. Grounds are kept immaculate throughout the year. Paid water a big plus. Rent increases very reasonable. The Townhomes have a private garage, storage area and back patio. Everything connected for privacy and security. I take care of my place like I own it. Mutual respect by Management and Tenants is paramount.

Amazing apartment and Amazing Landlord and Maintenance team, any issues they solve ASAP or guide you to where you need to be. Won’t ever look into other apartments.

I've lived at the Villager Apartments for almost ten years and I'm so happy I was fortunate enough to find such a wonderful place to live. Attentive staff, friendly maintenance, helpful and kind property manager. Several years ago we went through a property management change and in the year and a half they were here, the lack of care and the way things were allowed to fall by the wayside was shocking and sad. Once AA&K Properties, LLC, took ownership, it was clear, immediately, how different... things were going to be! I just had my bathroom completely redone & am in love with it! I've always been so pleased with the insulation because it blocks so much more noise than anywhere else I've ever lived. I feel secure and safe in this quiet neighborhood. I am a current and a former tenant here at the Villager Apartments. I had rented here for 2 yrs and decided I would try owning a mobile home to " Save on Rent" Well, after 4 yrs if trying that I came back. My utility bills more than doubled. The Apts are well insulated and have all new Windows in them. I am grateful I missed the previous owners, heard from many others they weren't so great. Current owners are on top of things.
Each and every unit gets a total paint, and carpet either replaced... or cleaned, foods replaced if necessary, apt is nearly spotless when you move in. I am serious. It is well maintained by fabulous maintenance staff. I thing the manager is incredibly helpful, and pleasant. Blogs have secure entry, and secure mail. Nice quiet are.

Long time resident at Villager Apartments and have been through three changes of ownership. Current owners are very serious about improving property and have invested a ton. To be clear, this is an older complex and isn’t luxurious in any way but it is safe and comfortable. Office and maintenance staff are wonderful, they do the best they can with what they have to work with. Rents are affordable, beats looking for a place in Williamsville.

Bottom line: this is a safe, affordable complex and... a good place for older people or younger people going through a “life transition” (ie; divorce). Read More
