I do not recommend Park 75 based on my personal experience as a resident.

My concerns involve several separate issues.

I experienced repeated problems with packages going missing from the property, which caused me concern about package security. I am not claiming that management took the packages, but I did not feel that the building provided a reliable or secure package-handling environment.

There was also an incident involving entry into my apartment without advance notice or my permission,... during which personal property was removed or discarded. I reported that incident to the police at the time and retained the related documentation.

On another occasion, management attempted to assess a lock-related charge even though I believed the underlying lock problem had not been properly repaired. After I disputed the charge, it was not added to my account.

More recently, management issued a noise charge and described the matter as a “third verified complaint.” Before receiving that notice, I had not received any written noise warning, email, or tenant-portal notice. I asked management to provide the dates, times, duration, type of noise, prior notices, and the basis for determining that the noise came from my apartment.

Instead of providing those records, the manager sent additional accusations by message and referenced possible eviction. The manager also indicated that the disputed charge was not open for discussion.

My overall experience has involved:

• Missing-package and building-security concerns
• Entry into my apartment without advance notice or permission
• Disposal or removal of personal belongings
• A prior police report concerning that incident
• An attempted lock-related charge that I successfully disputed
• A noise charge issued without prior written warnings
• Requests for documentation that were not fully answered
• Repeated references to possible eviction
• Communication that I experienced as accusatory and intimidating

Management has changed twice in less than one year, each with different communication styles. Building updates are found out from other residents (management telling only some residents details instead of sending out mass emails), there is also a lot of conflicting information between property managers. It takes a long time for things to be addressed by management. Despite no improvements in quality of life or management or the building they are raising rent.

The opening date was pushed back multiple times from early July to late August due to construction delays and premature advertising. The fitness center and sauna didn’t become available until a few weeks ago although residents were paying for them the entire time (the amenities are listed in the lease!!). Communication regarding updates concerning the amenities and other things becoming available has been poor. The building opened (barely) at the end of August and construction STILL is... incomplete. The ground floor is missing flooring and ceiling tiles, and the North and rear sides of the building are a serious eyesore. Parking is expensive and tight. The lot is difficult to reverse in, or enter/exit if another car is also attempting to. Construction vehicles are always parked in the way making the lot more narrow than it already is. The washer/dryer is tiny and takes 3 hours for one small load of laundry. The AC/heating units are large and bulky, and need repairs constantly. The walls are very thin and feels like there is a lack of privacy. There are security issues and the entry fob pad is nonfunctional at times.
