I hate leaving bad reviews, but I really can't let more people waste their money here. Rent is not transparent, it is absolutely filthy, management is incredibly rude, and it is horribly overpriced for what you are getting. I lived here for a year, and while the location is good, the property management completely sucks! Here are the bad experiences I've had:

1. The security deposit I paid hasn't been returned even after 4 months of the move-out. There has been no communication about any charges, or no itemized receipts of any kind of damages (there were none!) provided
Their email system doesn't work, and no one picks up the one call. I have been texting for my refund multiple times and I receive the same futile... response. Now I have to spend all my time fighting for my money and this is utterly frustrating

2. The leasing office staff entered the house more than once without providing any prior notice. Since the other rooms in the apartment were empty, they asked someone to move in my apartment for temporary basis, and I was only informed an hour prior to the person's move-in which felt unprofessional.

3. The amenities mentioned about the club-house / game room are hardly available to use, and the corridor premises and lifts are unclean and untidy. Read More

I had an incredibly disappointing experience living at Auden Buffalo. I initially signed a lease for a 1 bed 1 bath apartment, but when I went to move in, I was given a studio apartment instead. Since it was the day before my classes started, I had no choice but to accept the studio instead. This was the first of many issues I encountered.

The walls are incredibly thin, making it impossible to have any peace and quiet. People were constantly screaming and being loud until around 3 AM every... night. It felt like living in a nightmare.

The amenities they advertise are mostly non-functional. The printer is almost always broken, and despite having a pool and hot tub, they are never open for residents to use. It's incredibly frustrating to pay for amenities you can't even use. Additionally, there are hidden fees for utilities and insurance that were not disclosed upfront, adding unexpected costs to my rent.

Maintenance is a joke. If something needed fixing, it took forever to get a response or have it repaired. My apartment was on the first floor next to the garbage room, and there was a loud, groaning alarm sound that would go off constantly. When I asked the managers about it, they dismissed my concerns, claiming I shouldn’t be hearing anything and basically suggested I was crazy.

The management is extremely annoying and intrusive, sending out emails and texts at least twice a day. It felt like I was being spammed constantly. They also have a shuttle bus service, but it was never on time or often not in use at all, making it unreliable for transportation.

Despite the complex being located in a good neighborhood, safety is a major issue. Anyone can walk into the building at any time, which is very concerning. I was also charged twice a month for underground parking instead of once. When I brought this up with management, they claimed I had signed up for it, but there were several months where I wasn't charged twice, indicating they were likely scamming me.

Overall, I paid an exorbitant amount of money to live in a tiny, noisy, and poorly managed apartment. The living conditions and management were so disappointing and frustrating that I wouldn't recommend this apartment complex to anyone. Save your money and find a better place to live. Read More

Living at Auden was a terrible experience. There’s no security at all, so anyone can walk into the building without a key at any given time. The pool and ice rink never opened at all, even though they are advertised as amenities. Complaints are ignored constantly. Front desk employees and management have no communication whatsoever. The fire alarm goes off if you open the oven for more than 10 seconds. Mail was constantly getting lost. Overall a very disappointing experience, would not recommend... this property to anyone.
