Mismanagement, Negligence, and Zero Transparency — Avoid at All Costs
After living here, I can say with full confidence that this property has shown gross negligence and a complete disregard for residents’ well-being. What began as a “routine 12-hour maintenance” water shut-off on October 17 turned into a 15-day crisis with no safe or sanitary water. Throughout that time, residents received no testing results, no safety certification, and no clear answers about the water’s condition.
Management repeatedly failed to communicate, respond to emails, or provide the... most basic level of accountability. Even after submitting a formal lease termination request on October 19 and being told to contact Resident Services directly, neither management nor Resident Services has responded. It is now October 31 — 15 days later — and my formal demands remain unanswered.
This level of mismanagement constitutes negligence and a breach of contract under Nevada’s habitability laws. The property’s leadership has shown consistent patterns of dishonesty, deflection, and failure to act in good faith. While the water has finally been restored, the lack of transparency, responsibility, and communication is inexcusable.
I would strongly caution anyone considering moving here — management’s failures go far beyond inconvenience; they reflect a fundamental lack of integrity and accountability.

The issue required extensive repairs and coordination with licensed... contractors and local authorities to ensure service was restored safely and in compliance with applicable standards. Throughout the process, our team worked to provide updates as information became available and to guide residents on next steps, including available resources and formal request channels.

Ongoing pest activity; filed legal complaint
I moved into Ainsley at the Collective, expecting a luxury experience. My day-to-day reality has been very different. As a landlord myself, I’m familiar with basic habitability standards and routine property maintenance, and the issues below fall short of what I provide to my own tenants.
From early in my tenancy I documented repeated pest activity inside my unit and in common areas (mailroom, lobby/elevators, gym). Examples include live earwigs (7/10/25 on my kitchen counter; 8/6/25 in my... guest bathtub; 8/12/25 among my child’s toys) and later a rove-beetle–type insect (9/7/25) in my living room on the 5th floor. I provided dated photos/videos and allowed the property’s vendor to treat. I also hired Ecogen Pest Control at my own expense because activity continued.
Other persistent issues: cabinet hardware failures with sawdust and a detached sink-base door, unreliable dishwasher, intermittent odors, bundled internet service problems, and security/amenity gaps (delivery/map issues; long-unrepaired fitness equipment). Communication was inconsistent..
After months of reports and invoices, I sought mediation and, when that stalled, filed a civil complaint in the Eighth Judicial District Court in Sept. 2025 regarding habitability and related claims. This review reflects my personal experience, supported by photos/videos already provided to management.
Pros: Attractive common areas. Cons: In my experience, building-wide pest activity and piecemeal responses that did not resolve health/safety concerns.
