Worst Rental Experience - Terrible Management and Apartment

Office management (specifically the property assistant managers Melanie and Taissia, and manager Fernanda) were so unprofessional, incompetent and incapable of resolving challenges and literally do not care about any problems brought to their attention, as long as they adhere to the minimum legal requirements of lease terms. They would criticize and blame other office staff or myself for issues instead of trying come to a resolution. Many of my challenges could have easily been resolved with... some level of customer service, but their ineptitude and dismissiveness only escalated problems.

See below for some
of the issues experienced:
-They baited and switched me by changing the unit I signed a lease for 2 months prior, only 3 days before I moved in, stating I could only keep it if I paid more. I had to change my address again and cancel/restart service on all utilities.
-The unit given to me was in very poor condition, it was filthy and had a number of maintenance problems, much of which I had to resolve myself after asking for them to fix repeatedly. Cleaners and maintenance came in multiple times, often not even rectifying the specific issues brought to their attention and even leaving my unit unlocked when they left.
-Bugs/pests inside due to a hole in a window frame to the outside.
-The dishwasher was completely rusted and unsafe to use. They told me they would be replacing it and when I followed up after a few weeks of waiting, they then changed their response and said they had already “cleaned” it and were no longer replacing it.
-There was excessive flooding over the only path to my door due to near constant overwatering.
-They had my power shut off when they erroneously reported my unit as vacant without any notice (they said they put a note on my door, which I never received, but no email or phone call). This was their error after they changed my unit at move in, they never corrected which one was vacant to the power company, and continued to charge me for not starting service under my name when they were given my account number at move in.
-I had multiple maintenance issues throughout the months I lived there, with the plumbing and heating/ac, if the heat was running, the hot water would stop.
-The pool was kept closed for months by the health district.
-I made a complaint when a negligent neighbor left their barking dog on their patio at all hours of the day and they did nothing even after they were advised it got worse.

Nickel and dimed

I stayed at Aviata for two years + two months. The apartment itself was fine; recently renovated, new appliances & flooring. Maintenance was fine and the staff was pretty nice. While I was there, management company changed, but overall here is what I experienced that might help someone else…

- don’t be fooled by the rent posted online; that’s the base rent and you can easily expect another $150 to be added each month including W/S/T. What they don’t tell you right off the bat is there are other...
community fees added.
- when I first moved in, security drove around pretty consistently for awhile. When I left, that very rarely happened, but there were a lot of days with police presence on property.
- a strange man approached my apartment covered head to toe with a face mask. My peephole camera scared him off thank god. When I reported to the office, they had similar complaints. Another time, I was approached by a neighbor warning me of someone knocking on doors with a bloody hand. I’ve never experienced incidents like this in other apartments. Lack of feeling safe was a huge contributor to me not resigning my lease.
- I was incorrectly given a notice for having an unreported animal in addition to my dog. Luckily I cleared this up with the office, but this was inconvenient
- after you leave, be aware that they IMMEDIATELY give your final charges to a collection agency and you have 30days from turning in your keys to pay, not 30 days from when you’re aware of this.
- they automatically include refresh charges on your final statement; carpet cleaning & patching up drill holes and paint. So expect at least $250 coming out of your security deposit.

Overall, this apartment tries to get $$ from you where other apartments include these charges.

The worst place to live in

This place is money hungry rent go's up and up they charge water sewer and trash and then area electric and then pest control and then convenience fee then service fee they even charge you for Valley trash without even taking your trash I don't like it but we have no say we made a contract ??. I can't wait for my lease to be over to leave out of this place it's so expensive and definitely not worth the money

Not recommended this community

This is no life in this community. Every day stress. Always construction. always noise. Every day they fixing something on parking lot. So you have to park your car out of community. Also if they need to come in your apartment and you not there. They doesn't care. They come in your apartment as much as they want without your permition. Every week about 5.45 am Wednesday and Saturday they picks trash. It's so loud. I woke up every time when trash truck is here because is very loud. A lot of... people moving out . Definitely not recommended this community to nobody especially if you work nights. Huge disrespect to your sleep.

Aviata was a nice place until Pinnacle management

The apartment itself is OK, but new owner and Pinnacle ruined everything.
Move in if you don't mind various fees added and raised without limit each month and you can not know about their increases until receive the monthly statement.

The base rent increased a lot but it does not change monthly, but variable fees change without prior notice monthly. For example, one of fees increased a wapping 300% from last month.

All fees are mandatory, for example, aside from the trash fee, they charge...
extra $25 for "valet trash" which requires you to place a trash can in front of their door by 8pm so that the valet trash vallet could empty it although dumpsters are everywhere and you can take your as often as needed. On warm days here in Las Vegas trash cans left outdoor attract pests and they are very unsanitary. Yet you are forced to pay for the service regardless you use it or not.

Also, Pinnacle started allowing pets, and we started seeing flies around and birds which soil your cars.

Notice that good reviews here were mostly before 2018 when new owner and Pinnacle took over. It would be a good idea for anyone to avoid Aviata and any properties managed by Pinnacle. Once you have had signed the lease you would surely feel you were deceived and trapped.
