Extremely poor living conditions since new management
Since the new management took over, living here has become a constant inconvenience. Water supply is interrupted almost every week—sometimes twice a week. There is no justification to that, all they have been doing is repairs since last 3-4 months. Surprisingly, we never had this problem before the new management. God knows what they are repairing! The concierge service is now limited to just 4–8 PM, making it nearly useless for most residents. Maintenance is another nightmare. Requests often... go unanswered for two weeks or more, and when you do manage to reach someone, the staff are unhelpful and rude. Their office phone is always on hold, so the only way to get anything done is by visiting them in person. The building itself is poorly maintained—elevators are still pending inspection since June 2025. Utilities have been unbundled from the rent, yet we still don’t have individual climate control in our apartments. They control heating and cooling centrally, turning on air conditioning in May and shutting it off by mid-October, regardless of weather. To top it off, laundry prices were raised immediately after the management change—from $3.50 in Oct 2023 to $6.00 now per wash/dry cycle. There are also no amenities—no pool, no gym, no workspace—despite these ongoing increases. While rent might seem cheaper compared to nearby buildings, the overall living experience is frustrating and uncomfortable. It genuinely feels like management is trying to drive out current residents by making conditions unbearable. To be honest, the rent isn’t that cheap than other buildings. It’s just 200-300$ per month, and it would be far better to live somewhere else with that much of rent.

BEWARE- ITS FALLING APART!
Concierge service is horrible by morning attendant Mon-Fri. Several pipe bursts, water leaks, dirty hallway carpet. Rodents, roaches…. No pool. The rental office staff lack professionalism -Lisa, Nikki & Turner. This place has drastically declined. I lived her for 2 years it became an embarrassment to even have guests so I left this year. Btw parking is a astronomical fee for under the building- its their way of making up for not being able to keep occupancy. BEWARE!

Old air conditioning system - very hot
This building has an old air conditioning system where the entire building can only be set to heating or cooling. The switch from heating to cooling will not occur until May 6th at the earliest despite the consistently warm weather for weeks. These apartments seem to trap heat too and as of writing this it is 80F in my apartment at 9:36PM. There is no heat coming from my a/c unit or anywhere else. It has been like this for weeks - consistently in the upper 70s or even low 80s all day and night,... especially if it isn't windy.
This is particularly frustrating because last year the switch to cooling was scheduled for mid-April, but was delayed to late April due to cold weather. We received multiple communications about this delay and it was no big deal since we had cool weather anyways. This year we have had pretty consistently warm and humid weather for weeks, and the only communication we've had was the recent announcement about the switch to cooling on May 6th. The announcement did not even mention any delay.
What clearer way is there for a property manager to demonstrate that they don't care about their residents? I voiced concern about this about 10 days ago through the apartment's app, but no response was received. Hopefully some negative reviews about this will encourage management to prioritize its residents' comfort over whatever was prioritized instead this year.

Avoid this place
Overpriced for what you get. The building is old with thin walls, drafty windows, and major noise issues. Management is unresponsive, rude, and neglectful. They charge extra fees for online payments, delay turning on AC, and closed the pool but still advertise it as an amenity. Packages are a nightmare—reception is slow and unhelpful. During a late-2024 heatwave, they switched to heating early, and my apartment hit 88°F—I nearly fainted. Worst of all, they’ve entered my apartment without notice,... violating Maryland law. Save yourself the trouble and look elsewhere!

DECLINE IN QUALITY. STAY AWAY
In early 2024, 8200 was sold by it's original owners to a new property management company that is unresponsive at best and neglectful at worst. The new management company disabled online payments, refused to turn on the air conditioning until mid-May and permanently closed the pool for no apparent reason. They have no website, no point of contact, and no online system for submitting maintenance requests. All they have done is removed the previous ownership's branding. This used to be a gem. How... the mighty have fallen. Stay far away.
