I have enjoyed living at Cortland and look forward to renewing my lease. The complex is kept clean and quiet.

Cortland at Phipps has strong potential, especially with some amenities currently under renovation, which is a positive step forward. However, several ongoing issues need to be addressed to meet the standards expected in this area.

The pool area is in need of a complete refresh. The chairs and lounge furniture are consistently dirty and either need to be thoroughly cleaned or replaced. Additionally, the pool itself requires repainting and more consistent maintenance. The televisions in the... amenity areas have not been operational during my entire year of residency, and I’ve been informed they have been out of service for several years.

While the upstairs lounge is also under renovation (another positive), there are persistent concerns with the elevators frequently being out of service, creating inconvenience for residents.

There are also policy and maintenance concerns. This is marketed as a smoke-free community, yet there are ongoing issues with residents smoking marijuana. Guest parking is another challenge, as resident vehicles regularly occupy these spaces, leaving little to no availability for actual guests. This policy should be more strictly enforced.

Pest control is a significant concern as well. Despite residents being billed for pest services, multiple individuals—including myself—have experienced issues with rodents, gnats, and roaches. This raises questions about the effectiveness of the service, as well as possible contributing factors such as neighboring units not participating in pest control or trash chutes not being cleaned regularly.

Overall, Cortland at Phipps could easily be one of Buckhead’s premier communities if these issues were addressed with greater consistency and attention to detail. Read More

Terrible service team, communication is basically nonexistent. Packages always go missing. Maintenance is slow as **. Shower water is awful. In the summer there are cockroaches everywhere, and flies literally coming up from the pipes. Everything about this place is bad as **. Never rent this apartment.

I’ve really enjoyed living here overall. The location is excellent, the property is clean, and the amenities are well maintained. Maintenance requests are handled quickly, and the online portal is easy to use. The team also hosts fun events and thoughtful extras for residents.

There’s always room for improvement, but overall it’s been a comfortable and convenient place to call home.
