Awful
Bottom line: this apartment complex charges endless hidden fees while basic maintenance and security issues go unresolved. Residents are expected to pay extra for everything, yet gates barely work, trash piles up, package management is a disaster, and management’s response is usually “use another app” or pay another fee.
We bought a new car and needed a parking sticker. Management said it would be added online, so we assumed it would simply be included with rent. Instead, after already dealing... with random charges from multiple third-party services every month (trash valet, Bilt fees, LuxerOne, etc.), we were told we would have to pay a $50 fee just to get a $25 sticker. So now a simple parking sticker somehow costs $75.
Before that, we drove around for a week with a broken gate sticker that barely worked. Even with a “working” sticker, the gate often fails to open anyway. The solution from the front office? Pull over in traffic and manually open the gate through yet another app. That pretty much summarizes management here: more apps, more fees, less accountability.
The package system is another nightmare. LuxerOne is required for packages, but somehow the entire complex’s packages keep getting assigned under my name because mine appears first in the system. This has resulted in repeated notifications and fees for packages that were never mine to begin with.
Maintenance is equally frustrating. One dumpster has supposedly been “getting fixed” for about 9 months, so trash constantly overflows everywhere. Dog waste stations are almost always empty, so people stop cleaning up after their dogs and the property smells and looks terrible. The showers were installed incorrectly, causing water to pool and mold to grow. We’ve also dealt with leaks and ongoing maintenance issues that either take forever to resolve or never get fixed at all.
On top of that, management recently sent out notices about teenagers kicking residents’ doors throughout the community. Instead of addressing the underlying security concerns, the recommendation was basically to buy your own Ring camera attachment from Amazon.
For the amount this place charges, residents should not be dealing with broken gates, hidden fees, overflowing trash, mold concerns, package system failures, and constant app-based workarounds for problems management should be fixing. This complex looks nice on the surface, but living here has been one frustration after another.

Regarding fees, we strive to maintain full transparency. All applicable charges—including parking, valet trash,... and third-party service fees—are disclosed in lease documents and community communications. While we understand fees can feel burdensome, they are standard across the industry and are not exclusive to Renata.
For your parking sticker, please provide the sticker number to the office so we can review and address the prior access issue you experienced.
Concerning LuxerOne, we were not previously aware of the ongoing package assignment issue you described. We will escalate this directly with Luxer to identify and implement a solution that ensures accuracy and eliminates unnecessary notifications or charges.
