The sauna and spa don’t work and have not in the 2 years living here. Gym currently closed due to months long rat infestation which has spread throughout the building walls. Mean management - maintenance requests take forever. Always some type of construction. Usually because there’s a huge underlying issue - right now it’s the roof and a few months ago the entire front parking lot and garage had to be redone which took almost a year.

Our team has been working around the clock to address issues with rodents. Unlike a typical building repair, exterminating rodents from a large building is far more complex because it requires... finding and sealing countless hidden entry points and pathways that rodents exploit throughout the building, many of which are out of sight and difficult to access. We have engaged numerous pest specialists – including a company that uses specially trained canines – to exterminate rodents and to conduct all necessary maintenance and cleaning in the building. As a result, we had to close down the gym in one of our buildings for repairs and cleaning but has since reopened.
We did not anticipate the need to repair the garage, but that effort was absolutely essential and cost more than $3 million.
As soon as the roof replacement is complete, the roof deck will reopen. We are anticipating this happening in late May or early June.
We are taking every step to expedite repairs, prioritize safety, while attempting to minimize impact on our residents. We are committed to making all amenities available once we complete the necessary improvements and repairs.

Rats in the walls
There are rats in the ceilings, walls, and trash chutes. You can hear them at all hours of the day. The amenities that they are advertising DO NOT WORK. And despite this, management is still raising rent prices every year. Do yourself a favor and stay away.

Rats galore!!! Bad management
Make sure you ask to visit the ground floor on your tour!! Not to miss! Smells horrendous and you may see a rat friend. And the sauna doesn’t work and hasn’t for over 3 years.
Management doesn’t care about their tenants. DOB has already fined them for the rat issue so it’s a huge issue and yet management just shrugs it off. Honestly I’d consider north building and consider other options before moving here. The only pros are the tenants. They love the community and area being near rock creek and... metro. But we’re all sick of being treated this way. Look elsewhere.

Providing an affordable, comfortable and clean environment for our residents is our top priority and we are doing everything in our power – including taking... extraordinary measures and expense – to address the issue at Quebec House.
Unfortunately, D.C. has a well-documented problem with rodents, especially rats, that has made it difficult for residents, landlords, businesses owners and more. We have had numerous City officials at the property and are in full compliance. We were not fined for the rats. A fine was levied on our landscape contractor for using a gas-powered leaf blower and we have made sure their use has been discontinued.
As the sauna and spa are older, we are constantly working on them and continue to bring them back into service to then have some new problem. We will continue to repair the spa and the sauna, as necessary, to keep them working. We are committed to making all amenities available once we complete the necessary improvements and repairs.

Poor management
Great location! Units are spacious but can be a bit old. Management changed a couple years ago and my experience has been getting worse ever since. Management only cares about collecting rent on time and is focused on renovating older apartments so they can charge higher rent post-renovation. Maintenance tickets are not addressed in a timely manner; you’ll need to follow up multiple times to get them resolved. Management is not transparent with communications. There was a series of car break-ins... on property earlier this year and management did not notify residents after the first incident. They waited until several incidents later before sending out an email to all residents. I actually learned about the car break-ins through the resident listserv before hearing any news from management. Residents asked for cameras to be installed but these requests were ignored. Many residents report problems with pests and humidity control. The latest problem is that management is closing half a parking lot for construction but refuses to provide us details regarding construction duration. I used to really like living here but that’s sadly not the case anymore.

Great Location…
Location is great, and the apartments are nice for the price. Management has taken a nosedive since new management company has taken over. Maintenance takes days instead of hours and some of the people in the office forget that the tenants are their customers. Front desk is very good as another reviewer said!
