Extremely overpriced for what you are getting. (oh and that's without including the surprise fees). The poor maintenance crew is so understaffed because the management apparently tries to profit as much as they can without caring about residents.
- One trash bin for the entire complex, don't need to elaborate on why that's a problem....
-You get a checklist to do your initial walkthru to tell them about any issues with the apartment, only to submit it for them to say "oh you have to go online... and submit a request to fix each issue individually."
-Toilet not bolted down. Vents not working. Scratches on walls. Etc. (showed up on the move in date and they seemed completely surprised, unit was still a mess)
- Currently Hot Water Heater has been out for close to 48 hrs. 1. submitted online claim like they said to do 2. Went to office to tell them (they said they would sent maintenance over) 3. Went to office 4 Hrs later because maintenance still hasn't come (they said they put it as emergency and maintenance would be coming) 4. Currently 6 Hrs later and still waiting.

Regarding your recent maintenance concern, there was a minor miscommunication, which is not typical of our process. On-call requests are... usually addressed promptly, and we appreciate your patience while this was resolved.
We’d also like to clarify that the community does offer valet trash service multiple days per week to help minimize the need to use the compactor and support overall cleanliness.
For move-in items, residents do have the option to submit a single work order or have the office assist with submitting requests to ensure all concerns are addressed. If any items from your move-in checklist still need attention, we’d be happy to help coordinate that.

Rent increase
Rent was increased by $200 with no explanation when the renewal was offered. Despite me being a model tenant who always paid on time, never had noise complaints, and respected the community. Constant staff turnover, poor communication, and extra charges for water and grounds maintenance that aren’t clearly disclosed upfront. It’s obvious that management doesn’t value reliable tenants, and it would be hard to recommend this place anymore.

Absolutely LOVE this complex
I love living here. This complex has so many great and fun amenities. From the gorgeous pool to valet trash, I feel like I pay a very reasonable price for all I receive. Seeing negative reviews is upsetting because I live here and know for a fact that things aren't as bad as people make it out to be. Don't let people stop you from coming here. I'm so glad I didn't let the term "luxury" keep me from thinking I could afford being here. And I REALLY glad I didn't let the negative reviews keep me... from this place. I hate that it is easier to complain than to be positive online. 5-stars to this complex and 5-stars to the employees who clearly work very hard for this community. THANK YOU!

Worst Complex Ever
This was by far the worst living experience I've ever had, and I've been bopping around apartments for nearly 10 years. The day of my move-in, I showed up and was told that they weren't done cleaning the apartment and asked me to come back at 6pm to get my keys (and they didn't have a mailbox key for me for a month). Upon move in, the AC was broken, the dryer belt was broken so the dryer wouldn't turn, the coax plug in the wall was broken, and the apartment was still dirty. Then, in... mid-September, my ceiling started pouring water a 3am during a rainstorm (I lived on the 3rd floor). The "emergency" maintenance came by at 8am to say there was nothing he could do about it now and gave me a bucket to put under it. It took them OVER A MONTH to fix the leaking ceiling with 0 aplogy and no updates on the progress unless I walked into the manager's office to ask when it would be fixed (which I did, about 5 times). At one point, I was told that I "should feel lucky" because someone else's aparment "flooded worse two months ago and it's still not fixed" by the woman at the leasing office desk. The pool was closed for nearly the whole season, and the hot tub was closed off and on for the whole year. The complex gym was disgusting and had lights hanging by wires out of the wall socket. The trash compactor was broken about once every two months and would stay broken for minimum a week at a time (and once for over a month). Meanwhile, you're paying at least $100/month in "community fees", $150/month for complex utilities, and they're emailing everyone threatening to fine them $75 for not leashing dogs while INSIDE the dog park. After rent, fees, utilties, etc. I was paying $1800/month for a 700sq ft dirty, outdated one-bedroom apartment that was constantly incurring maintenance calls, and I could hardly use the "ameneities" let alone take out my trash. Unbelievable.

AVOID AVOID AVOID
Do not live here. When we toured in October, we were told the unit we signed up for had an attached garage (leasing team #1). Upon move-in in December, we were told the only available garage was 4 buildings over, and when asked about the attached garage the touring agent told us about, the move-in agent’s answer was ‘well why do you think she was fired’ (leasing team #2). In February, they double assigned our carport and their solution was to sell us another garage (at least this was closer).... Never got another assigned carport. In April, the garage spring broke and it took just short of a month to be repaired (we were transitioning to round #3 of front office staff) with no garage fee removed or anything to mitigate no garage for a month. In August, our water heater broke. We were also on round #4 of front office staff. It took maintenance coming out 4 times to determine it was broken and their solution was a key to a random apartment so we could shower and wash dishes (completely different part of the building and 3 floors up). It took a Warranty of Habitability demand letter to get it replaced. The office never communicated with us, just sent the contractor to our unit and all our communication was with the contractor.
You will hear ALL the street racing on HW 36. All night, year round. There is zero noise blocking in the units. If you have a second floor unit with interior stairs, you will hear everything from your downstairs neighbors unit. The trash is a singular compactor for the entire complex so it’s regularly full and there is always piles of trash outside of it. Check your fire extinguisher. Ours was empty at move in and wasn’t filled until late October (10 months into our lease). Our unit looked nothing like the show unit, and wasn’t even cleaned before we moved in. The dishwasher didn’t open all the way due to the oven, our blinds were broken, cracked and poorly repaired bathroom counter and sink, warped windows that barely close (lots of force), and an uneven front door. The floors are uneven and it almost feels like it’s sinking in some areas. We never got to use any amenities because our keys didn’t work and the pool was closed until July anyways. Don’t waste your time. This was easily the worst place we’ve ever lived and the worst apartment experience we’ve ever had. And even if you do decide to live here, they’ll push you out with a renewal that’s $400 more a month.

We genuinely strive to make every resident’s experience as positive as possible. Regarding the water heater issue, while it took a couple of visits to determine the best solution, we did replace the unit as soon as it was clear that it... could not be repaired. We also provided a temporary solution with access to another unit to use until the issue was resolved. As for the street racing on Highway 36, unfortunately, there’s not much we can do to control that external noise and that the local authorities should have been contacted. We haven’t received maintenance requests for some of the other issues you mentioned, but if we had been notified, we would have been more than happy to assist in getting them addressed right away.
