I’m having a frustrating experience at my apartment complex. The trash is always overflowing, there’s dog waste in the common areas, parking is a nightmare, and the office staff is unhelpful and quick to deflect blame onto residents.

Oaksprings Ranch apartment homes have excellent apartment layouts especially with regards to garages and accessibility into apartments *when available. This garage feature is what stands out as a resident. The overall appearance of the complex is such that it’s not all-garage and certainly not the rows and rows of covered parking spaces. The garages are strategically located as to give the appearance of condos rather than apartments.

Avoid at all costs.
As a year-long tenant at Oak Springs Ranch, managed by Greystar Property Management, I was initially impressed by the friendly and knowledgeable leasing staff and the well-maintained, though slightly dated, community. The limited parking (1-2 spaces per unit, plus garage parking) and high rent seemed justifiable for a well-managed property. However, my experience quickly deteriorated. A significant issue was the persistent ant infestation. Despite paying a mandatory monthly pest control fee,... multiple maintenance requests for spraying were ineffective. After three failed attempts, I resolved the issue myself. Additionally, amenities were frequently closed for maintenance, and parking outside the garage was nearly impossible. The rapid turnover of three property managers in one year further highlighted the community’s poor management. The move-out process was an absolute nightmare. Despite hiring a professional cleaning service, leaving the apartment spotless, I was unjustly charged for cleaning and touch-up paint for pre-existing wall scratches documented during move-in. The inspector dismissed my objections, citing unwashed third-floor exterior windows and unverifiable scratches, displaying an unprofessional attitude. Worse, retrieving my security deposit and prorated rent refund was a five-week ordeal, involving unanswered calls and a convoluted corporate runaround, despite the account being settled within five days of move-out. Oak Springs Ranch’s mismanagement, ineffective pest control, and unethical move-out practices make it a place to avoid at all costs. Rent elsewhere.
