1 star — Don't Let the Location Fool You After 3+ years at the Brio, I can tell you: the location near downtown is the only thing going for this place. Everything else — management, safety, maintenance, and community standards — is a consistent disappointment. Management is the core problem. They operate with a closed-door policy, are frequently offsite or remote, and take forever to respond to anything. When it came time to renew my lease, they tried to raise my rent nearly 10% — then turned... around and offered the same unit to a new resident at my original base rate. There's no month-to-month option, and when I negotiated, it was clear they don't value long-term residents who pay on time and keep their heads down. That's ultimately why I left. Oh, and expect a cleaning fee when you move out regardless of the condition you leave the apartment. Budget for it. Safety is a real concern. On New Year's Day, multiple cars were broken into on the top floor of the garage. Management's response? They don't have cameras up there. Packages are routinely stolen from the package room with no long-term fix in sight. Entry doors and the garage entrance have been broken repeatedly over the past year. I've also found random belongings in stairwells that suggested someone may have been living there. Pests are a serious issue. Every single summer I lived here, I had ants in my apartment. Neighbors on my floor dealt with the same thing. A ground-floor resident told me they had a rodent problem. Flies swarm the hallways — it's genuinely gross. Spider webs and dust coat the gym and common areas despite landings getting cleaned regularly. Community standards are nonexistent. Residents abuse the guest parking policy, making it nearly impossible to have visitors. Dogs relieve themselves in the hallways. The trash room on weekends gets so bad you sometimes can't even open the door — bags just piled on the floor. None of this gets addressed because management isn't present enough to enforce anything. The Brio looks fine on paper and in photos. In practice, it's overpriced for what you get and managed by people who've made it clear they'd rather sign a new lease than keep a good tenant happy. Look elsewhere.

Not recommended.
I have lived in Brio for 4 years and recently renewed for a 5th year for personal reasons, but I feel it is important to share a fully honest and factual experience. I would strongly advise carefully evaluating this community before moving in. First, the management and pricing structure is highly unfavorable for long-term residents. Rent increases significantly every year (approximately 9–10%), creating consistent financial pressure during renewals. Even when market rents decline or stabilize,... renewal prices for existing residents continue to increase. At the same time, new tenants are frequently offered lower promotional pricing and incentives, while long-term residents who consistently pay on time are charged substantially higher rates. This creates a persistent imbalance between new and existing residents, with no visible loyalty consideration. Second, cleanliness is inconsistent and often below expected standards for a property of this level. Hallways and trash rooms are not reliably maintained. Third, fire alarm incidents occur repeatedly and are highly disruptive to daily life, often without clear resolution or improvement over time. Fourth, window insulation is poor. External noise is clearly audible inside units, significantly impacting comfort, privacy, and overall living quality. Fifth, the leasing office has transitioned to a non-accessible, business-only communication model. Residents are no longer able to walk in for direct assistance, and physical access has been fully restricted, including the removal of door handles. This significantly reduces transparency and direct communication with management. Sixth, over the past year there have been ongoing issues with package theft, with no clearly effective long-term solution implemented. I have also referred two families to this community, and I regret doing so, as they have experienced the same ongoing issues. The only real advantage of this community is its location.

A Complete Nightmare - Avoid at all costs
This is one of the worst apartment complexes I have ever lived in. Management is incompetent, and the living conditions are unacceptable.
The fire alarms go off randomly in the middle of the night with no real explanation or permanent fix. This has happened multiple times and shows a complete lack of concern for residents’ safety and sleep. Our apartment was also infested with ants, and management was slow and ineffective in dealing with it.
Security is a joke. A homeless person was found... sleeping in the stairwell, which made the building feel unsafe and neglected. On top of all that, the hallways and common areas constantly smell like weed, proving that rules are not enforced at all.
For what they charge, this place is a ripoff. Poor management, safety issues, pest problems, and constant disturbances make this complex absolutely not worth it. Save yourself the stress and look somewhere else. I cannot wait for my lease to be over.

Do yourself a favor and dont bother to move in here! Management is totally ignorant of ongoing issues with apartment such as packages being stolen all the time, mold in the bathroom and bedroom, false fire alarms during midnight!

Looks Good Until You Move In
This place has a lot of problems. We just moved out and we’re happy to do so. The management company is horrible and inattentive.
Constant property theft including mail room, package room and garage are all an issue. Fire alarms that ring for no reason in the middle of the night with late night evacuations. Poor security patrols. The place smells like a medical marijuana haven. Exterior security elements are broken. Dirty trash rooms and broken equipment in the gym. Pool and common area... furniture ripped, mismatched or falling apart. Dog pee in hallways with stained carpets. Guests constantly access the garage by following in resident vehicles entering the garage and park in resident stalls. Most residents are unhappy, please check for yourself by checking out the Brio’s resident Facebook site for your own glimpse into this little house of horrors.
