Good: Quiet, clean, good maintenance staff Bad: People park wherever they want and only get their hand slapped (repeat offenders curb park). People smoke and nothing is done about it even though community is smoke free. Prepare to be nickel and dimed on the way out.

If I could give it a zero I would
Absolutely the worst complex I have ever lived in rude loud neighbors that wake my baby up at all hours and ITS DIRTY THEY DONT EMPTY THE TRASH LITERALLY SPILLING OVER DAILY no one picks up after their dogs. Also the leasing office will LIE and tell you they do not allow parking in front of garages that is THE BIGGEST LIE I have been blocked in my garage regularly and they do nothing also the office staff is incredibly rude and do nothing about your neighbors blocking you in the garage. The... leasing office staff also has no problem lying to get you to sign the lease and have no concept of breach of contract so do yourself a favor and do not lease from this Irvine company property it’s a literal nightmare and the park behind the complex has drug deals going all hours and the back gate can lock can be opened with a stick not as safe as they like to advertise
