B. Screening Guidelines:

2. Positive credit history is required. Negative accounts are a reason for declining an application. All bankruptcies must be discharged.
3. Good rental references or homeownership with no late payments. No evictions, no exceptions.
4. Verifiable combined minimum gross monthly income 3 times the monthly rent amount is required.
5. Minimum credit score of 700 is required.
6. No pets allowed.
7. No smoking allowed inside home.

NOTE: If we receive multiple well-qualified applications in a very short period of time, we choose the applicant, based upon the screening guidelines, that will be the best tenant for the owner - not the first applicant that applied.
