Highland Park is a few minutes up Figueroa. That is Highland Park Bowl, the whole North Fig and York Boulevard run of restaurants, bars, coffee and vintage shopping. Glassell Park is right next door, where Dunsmoor, its walk-in wine bar and Bub and Grandma's bakery all sit on the same corner. Eagle Rock puts Colorado Boulevard, Casa Bianca and Occidental within easy reach. Atwater Village and its Glendale Boulevard stretch of bakeries, wine bars and the Sunday farmers market is a quick drive. So is Silver Lake, for Sunset Junction, the Reservoir loop and the coffee.

Head the other direction and Chinatown, the Arts District and Downtown are minutes away. Grand Central Market, Disney Hall, the Broad, all of it. Echo Park and the lake sit just past Downtown. Pasadena and Old Town are close going the other way.

The practical version of that is you are equally close to a taco stand, a natural wine bar, a good grocery store and a Michelin listed restaurant, and none of it requires a real commitment to get to.

If you commute or you are new to Los Angeles, this is one of the easiest spots in the city to be. The 110 Arroyo Seco is right there, the 5 is a couple of minutes out, and the 2 and the 134 get you to Glendale, Burbank and the valley without fighting the westside.

The house sits behind a private gate. You come into an open living, dining and kitchen space with white oak floors and a connected layout that works whether you are cooking dinner for two or hosting twenty people. The front of the house faces west and the stairwell runs along the south side, so light comes in from two directions and the main floor stays bright well into the evening.

The kitchen has carrara marble counters, floating shelves and stainless appliances. Clean and simple, and it holds up if you actually cook.

Upstairs opens up along a design forward stairwell. At the top of the stairs there is an open landing that the current owners use as a sitting room, and because it sits right at the top of that south facing stairwell it holds light most of the day. The backyard is what sells this house. Fully enclosed and private, facing east so it gets clean morning light and stays comfortable in the afternoon once the sun moves off it. There is a sauna, a hot tub and a dedicated area set up for entertaining. Nothing else renting in this neighborhood has that combination.

Two gated off-street parking spaces with EV charging already installed. No permission slips, no waiting on a landlord, just plug in and go.

The house is offered unfurnished, but the owner is open to leaving some of the furniture besides the beds. If you are relocating or want to move in without buying everything at once, that is worth a conversation.
