Satisfied resident of 3 years (experience living in 5th studio and 2 bedroom in the 2000s and 3000s building)

I’ve really enjoyed living at Park Place for the past three years and plan to stay through the completion of my PhD at UCI. I’ve lived in both a studio and a two-bedroom on the 5th floor, in the 2000s and 3000s buildings, and the experience has been consistently positive.

The location is excellent, within walking distance of great restaurants, a gym, coffee shops, and a grocery store. There are also beautiful walking paths nearby, including the loop around the complex and the San Joaquin Marsh...
.

The community is quiet and respectful (3000s building was a bit more lively than the 2000s, but that’s just my experience). While that can make it harder to meet neighbors, I’ve still made a few close friends here. They’re all different types of people living here, including families, students, elderly couples, etc. It’s easy to find and connect with other people in similar situations. Maintenance is prompt, professional, and usually resolves requests within a day. The on-site gym and dance studio are well equipped and a great bonus.

Noise has never been an issue for me, even when neighbors host gatherings. Being on the top floor likely helps, but overall the buildings feel very well insulated. The complex also feels safe, and I’ve had minimal issues with pests.

There are a few minor downsides, limited guest parking (10 official spots a month for overnight or late night guests but guest can still park without registering… it takes about 10 parking violations to get towed), tandem spaces for some units, and slow elevators. However, parking is included, which helps offset those inconveniences.

Overall, Park Place has been a great place to live. It’s not perfect, but I’ve had a very positive experience and would highly recommend it.

No Sleep, Incompetent Management

For the outrageous amount of rent they charge, you’d think basic living conditions—like uninterrupted sleep—would be a given. But no, instead, I’ve been dealing with nonstop fire alarms blaring since 4 AM for absolutely no reason. It’s now 7 AM, and the alarms are still going off multiple times, making it impossible to sleep, function, or even think straight.

My terrified, screaming baby has been woken up over and over again, and I’m beyond exhausted. And the worst part? There’s no resolution...
in sight. Management is completely useless—there’s no reliable way to reach them, and even if you do, they either ignore you or offer empty promises with zero follow-through.

If you have kids, early shifts, or just care about your mental and physical well-being, STAY AWAY from this place. The stress, exhaustion, and absolute incompetence of management make living here a complete nightmare. Not worth it. At all.

Fleas in New Luxury Apartment

I’ve always lived in Irvine Company apartments and have had an amazing experience. The cleanliness and customer service standards were always above and beyond what I’d expect until I decided to make the switch to Park Place. I was excited about renting one of their new apartment units that had the best finishes and upgraded appliances. 3 days after I moved in I woke up in the middle of the night with red bumps all over my ankles and legs. I was panicked and when I started walking around my... bedroom I noticed tiny black bugs that would jump onto my ankles. I submitted a work order request through Park Place and the exterminator confirmed that the apartment had fleas and that since I just moved in they must have been here before I moved in since I did not own any pets. I’ve lost $1K in hotel rooms because I was too scared to sleep in my apartment before the pest control service came and Park Place did not offer / will not pay for anything to compensate me for an inhabitable unit. I was told to go through my renters insurance which most policies do not cover fleas since that requires a specific pet insurance. Thankfully I’ve moved in with my boyfriend but I wish that I would’ve toured the unit before I signed. I’ve never been treated so poorly for an unfortunate event that I didn’t cause. I am genuinely upset because I loved the unit so much and was so excited to be able to move into an upgraded apartment and now I’ve lost more money dealing with this issue. The unit was treated by pest control but there are still fleas all over my bedroom carpet and I am uncomfortable keeping my bedroom furniture because of it. There has been no apologies or efforts to make the situation better from the Park Place management team. I had to fight to get an appointment with one of their managers and stop by multiple times just to get answers on if I could get out of my lease. Thankfully I’m leaving but if I could go back in time I’d never sign here.

STAY AWAY!!

There is nothing LUXURY about this place!!This is one of the worst apartment communities of Irvine Company with a week , lousy and dishonest management. Toxic and cancerous fumes from cars in highway 405 that you inhale constantly. The noisiest and the filthiest apartment community you can imagine. Trash, vomit, dog poop and dog pees everywhere in the community. People smoking everywhere and this is supposed to be " smoke-free" apartment community. Waaaaay overpriced. Nothing works, always... issues with garage doors, computers, elevators, gym equipment; Outdated and non-working appliances. Imagine adding water manually to the washing machine, or your fridge makes a whistling noise, or the AC don't work in the middle of the summer, or the heater stops working in the middle of the winter and takes weeks to get it fixed and still has issues such as a loud noise that shakes your entire walls!! I can go on and on but I'm sure you got the picture!!

You have been warned!

This place is going downhill. Management is untrustworthy and incompetent. There are many issues with this property. Whoever is writing some of these stellar reviews must be friends, staff, relatives or they are paid reviews. Trust me when I tell you to run as fast as you can. You’ll regret it big time, if you move here.
