The single-level home will be available for tours and move-in starting after July 1, 2025. This well-maintained luxury ranch home is available for a minimum 12-month lease. Rent is $3,850 per month. A refundable security deposit of $3,850 is required, along with prepayment of the last month's rent before move-in. Tenants are responsible for all utilities. Pets are allowed with a $500 deposit per pet (maximum of 2 pets)- no aggressive breeds are permitted. A minimum FICO credit score of 720 and a clean rental history are required. This is a no-smoking property.
Tenant Screening Criteria
1. Application Fee
A non-refundable application fee of approximately $50 per adult applicant is required, payable directly to the screening agency.
2. Identification
All applicants must provide a valid government-issued photo ID.
3. Income Requirements
Gross monthly income must be at least 3 times the monthly rent. Verifiable income sources include employment, self-employment, Social Security Income, retirement, and other lawful sources.
4. Credit History
Minimum FICO credit score: 720. Credit reports will be reviewed for:
History of late payments
Collections or charge-offs
Bankruptcies (must be discharged)
A reusable tenant screening report is acceptable if it is dated within 60 days.
5. Rental History
At least 2 years of positive, verifiable rental history required.
No evictions within the past 7 years.
Negative references or unpaid damage/fees from previous landlords may disqualify the applicant.
6. Criminal History
A criminal background check will be conducted. Per Washington law:
Arrests not leading to convictions, juvenile records, and sealed/expunged records will not be considered.

7. Occupancy Limits
