A "luxury" experience

We lived at Encore for two years, and had no cell signal the entire time. When friends and couriers approached the building, they would also lose signal.

Thrive failed to set us up in the call box system; Green Leaf, under each new manager, promised to fix this, but never did. I could contact the callbox company via email and they were enthusiastic to help, but it had to be Green Leaf contacting them directly, and staff maintained that they could not contact support via phone due business...
hours. Email would have been a solution. Rarely did staff have time to write non-bulk emails, amidst the constant turnover and catch-up and tours.

My worst experience was how long it took to receive a replacement fob when my keys were lost at TSA over Christmas. While staff should be on break, there was no plan in place for anyone locked out to get back in; the security line ran to a full voicemail inbox. For over a month, I was either locked out or unable to leave, and could not hear back on my key -- finally a staff member found it in a drawer.

The package room was rough; half the couriers didn't understand it or couldn't get into the building, and packages would vanish. I would see staff wordlessly wave couriers trying to deliver to apartment tenants over to the under construction retail spaces. I had to run into the office for couriers who were at the door not being buzzed in.

The amenities are superficial -- never once did I see that poor rained-on flatscreen up on the roof working. The patio is loose cement tile.

The material of the patio doors warps in the sun to the point that sometimes they cannot close/open without breaking. No AC.

The trash rooms are always backed up. I had to keep trash back in my hot apartment, but the (usually singular) maintenance guy was always working hard. You would get bulk emails from the office saying to use small trash bags, but those would pile up, because the chutes were narrow.

Thrive convinced us not to apply for MFTE so we would be housed faster -- this left us couch surfing for over a month more of phone tag. Green Leaf raised the price about as much as they could, twice, until we had no choice but to move.

The chutes are wider down the street, and the rent? Same as last year.

We do want to clarify that many of the issues described stem from the period under prior management, Thrive, before Green Leaf...
assumed operations. Since taking over, our on-site team has worked diligently to implement improvements and establish consistent, reliable processes.

Under Green Leaf management, we’ve updated building access procedures so that most couriers now use the callbox system, added clear delivery signage, and organize the package room daily. We also transitioned to a new security provider to improve building oversight, and since this change, we have not experienced any known package thefts — missing deliveries are typically located within the locker system. Additionally, the rooftop television has been replaced and protected with a weather cover.

While we understand that transitions can be difficult and that not all improvements are immediately visible, we remain committed to maintaining a safe, functional, and comfortable living environment. We truly appreciate the feedback and wish you the very best in your new home.

Cockroach infestation

The building has a cockroach infestation the complex is dirty from the halls to trash rooms to all the amenities. I seen roaches in the halls and my unit and another resident reached out to me informing so have they. The management claimed I was the only one to report roaches and that the building is clean. I have pictures of otherwise. If you want your things infested with roaches and sleepless nights from this poorly built building then it’s fine. You can hear your neighbors leave their home... inside of your own unit. This is far from an upscale apartment.

They damaged my property :(

Listen, I've enjoyed living here, I love my apartment, but I’m frustrated with how the staff, particularly maintenance, treat residents. It's unprofessional, childish, and weirdly aggressive.

On multiple occasions, they’ve left a box of trash outside my door—the great majority of it not even mine, but other residents’ trash stuffed into a box I placed in the trash room—without any communication about why. This has forced me to gather it up and return it to the trash room. Not a single time this...
has happened has any person from the office ever emailed, called, texted, or left a notice on my door to explain why they were doing this, so I truly didn't understand what was going on.

And then, last week, they took my package out of what is allegedly supposed to be a "secure" package room and wrote a nasty and really unprofessional note in permanent marker on it (which was NOT trash, but an empty box that was sent to me by Fedex so I could send back my computer monitor to a previous employer, which I needed to do at the end of the term) because they assumed it was trash because it felt empty. I didn’t raise the issue at the time because I didn’t want to escalate things and my anxiety was high, so I broke the box down as I’ve done in every apartment I’ve lived in, and as I did before green leaf took over, by taking off all the tape, and left it in the trash room. Despite that, they continued to leave the box outside my door without any explanation, which felt incredibly passive-aggressive.

Mind you....this was my property that was taken without permission and willfully damaged and yet they're the ones with an attitude?? Like, y'all know I could have filed a report on you, right?

Anyway, I thought our last conversation, where I reached out to the front office over phone about this, ended on a positive note, but this happened again just this morning. Again, they never communicated their expectations and in fact never even sent the follow up email they said they were going to send (twice they told me and twice they didn't follow through), so how am I supposed to know what they want if they don't tell me. I am not a mind reader, and I don’t appreciate being expected to be one or being treated poorly when there’s a misunderstanding or miscommunication that THEY caused. I really do enjoy living here, but this has really soured my experience.

I’m disappointed

I am very disappointed with this community and do not recommend it for living. I lived there for 14 months and I can say with confidence that this is the worst thing that happened to me. Everything was fine for the first 12 months, but when the owner changed, everything became bad. Moreover, there is no air conditioning in the apartments and it is impossible to live in the summer! You have to sleep with the window open, but the noise from cars and the constant sound of ambulance or police sirens... does not let you sleep. That last, the theft of parcels has become more frequent, there is a constant smell of marijuana in the common corridor, dirty and very unfriendly staff. I wouldn't put a single star if there was such an option!
