1. Home has three floors. Main floor and upstairs combine as one unit... with 4 bedrooms and 2.5 bathrooms. Downstairs/Basement with separate entrance has 1 bedroom and one huge recreation room that can double as a second bedroom and one full bathroom. There is a door by the stairs to create separation between upstairs and downstairs.

2. The whole house that is 6 bedrooms (one of which is a family room that can be used as a bedroom) and 3.5 bathrooms can be rented as well. The options are to rent just the upstairs, just the basement or the whole house.

3. Rent for upstairs (main floor and upstairs) unit is $3300 per month. Rent for downstairs/basement is $2200 per month. The whole house can be rented as well for $5000 per month.

4. Utilities will be split by the owner between units depending on the number of residents in each unit. This will be done in a reasonable fashion to make it fair for both the units.

5. Yard is split between two units for maintenance. Front yard and deck area will go with the upstairs unit and backyard will go with the downstairs unit. There is flexibility to use yardspace as needed with notice and agreement.

6. Please note strict background and credit checks will be performed at tenants expense.

7. Household income should be 3x the rent amount. First and last month rent is due at signing. One month rent is the refundable security deposit.
