I've been here for a few months now. The room and building are clean and quiet, the neighborhood is a fun spot to be, and the management team is a pleasure to work with. Jordan helped make the move-in process really smooth!

I absolutely love living here! The apartment is gorgeous and feels luxurious. The folks who work here are always welcoming and smile each time I pass by. The community is great and super walkable. I hope to stay here for a long while.

Based on my experience, I would not recommend Modera at Falls Church.
There is a major noise issue caused by exterior air vent covers. During windy conditions, the metal cover lifts and repeatedly bangs, producing loud metal impact noises that travel through the ventilation system and are amplified inside the unit. This occurs both day and night. Within one week, I experienced four sleepless nights.
Management confirmed that the issue cannot be fixed and did not offer compensation or... alternative solutions.
The apartment also had several quality and safety concerns at move-in:
• Cabinets have visible cracks
• The dishwasher’s top rack falls when pulled out, apparently due to a missing screw
• The dryer contained construction dust and wall debris
Although I was willing to tolerate these problems — including very limited hot water last around 10mins— the ongoing noise issue has significantly impacted my ability to rest and feel comfortable in my home.
Given the rent level, this experience is unacceptable. Prospective renters should carefully consider other options.

Great building, pretty quiet even though now 70% occupied. Services are very good.
Package delivery system awesome. Friendly staff. Awesome common areas
