b. An eviction history with a current balance on previous accounts will be denied. Any eviction history, whether balance is paid or not, may result in application denial.
2. Allowance or disallowance of pets will be decided at property owner’s discretion. "Support or service animals are not considered pets and appropriate documentation will be required".
3. Allowance or disallowance of smoking will be decided at property owner’s discretion.
4. Income requirements: Verifiable income of at least 3 times the monthly rent with verification. Roommate applicants may use combined income to meet the 3 to 1 qualification requirements.
5. Employment: Six months current employment with verification and stability and/or employment history must have a good pattern if new job.
6. Applicants must have an established rental history. No NSF checks or late fees to a prior or current landlord.
a. Exceptions may be made for both first-time renters or for those moving from home ownership to a rental situation.
b. In some cases a co-signer may be required.
7. If applicants are applying as roommates, denying one applicant will result in all applicants being denied. No greater number of tenants than the unit can accommodate, given the size, number of rooms, bathrooms, etc.
