Bad place to live and even worse to leave

Wish there was a way to give negative stars.

This place has the worst management and an awful manager to deal with. Moving out was a nightmare. You will not get your security deposit back and will be charged additional fees, like turnover fees, that shouldn't be charged to former tenants. To argue these additional fees, you have to talk to the manager of the property, who claims to be a good person and has so many years of experience in the real estate industry. She claims she has seen...
everything in the real estate industry. Despite all that, she is never there and when she is around, she is a pain to deal with and doesn't show you any proof for the additional fees you are charged. She isn't a good person and definitely doesnt have the experience to handle former tenants as she never provided support for the additional fees. Even after weeks of contacting her, she still didnt provide any support for the additional fees.

Now about the living situation. Unbelievablely awful place to live. Neighbors were so loud and blast music all through the night. If you ever ask for help at the front desk, they are never around to help. They claim that someone is there, but they have no problem lying. This place doesn't have a problem with lying to you and coming up for stupid reasons to charge you more than what you initially signed for your lease. They have no morals or standards. You have been warned. Don't ever sign a lease with them! EVER!!!! You will absolutely regret your decision!

after hours and on weekends by appointment. We strive to remain responsive and knowledgeable, and we’re always looking for ways to improve based on resident input.
To clarify a few points regarding move-out charges:
Unit cleaning is performed by a third-party professional cleaning company and is required for all move-outs to ensure consistency and quality for incoming residents.
Painting is only charged in cases where there is damage beyond normal wear and tear.
Carpet cleaning is not charged to residents; this is considered a property responsibility.
Utility bills reflect actual usage from the previous month, as utilities must first be used and processed before they can be billed. For example, a bill issued in September would typically reflect usage from August.
We completely understand that move-out costs can be unexpected, and we do our best to limit any charges passed on to residents. Your feedback is appreciated and helps us continue to refine our processes.

Amazing place to live at

I’ve lived in various apartments across Utah—some okay, others not so great—but this place is by far the best I’ve ever called home. The accommodations are top-notch, and the staff is incredibly friendly and attentive. Living here is truly enjoyable, and they go above and beyond to make sure residents feel comfortable and worry-free.
The maintenance team is absolutely on top of everything. They’re quick to respond, professional, and always make sure things are fixed properly the first time. It’s...
one of the many things that make living here stress-free.
The community is also very pet-friendly, which is a huge plus. It’s clear they genuinely care about both residents and their furry companions. My pet and I both feel welcome and comfortable here.
The pools and jacuzzies are always clean and ready to use, and the rooftop offers an incredible 360° view—especially perfect for watching fireworks. The entire property is well-maintained, from the grounds to the common areas, and I’ve never had to deal with noise complaints or issues with neighbors or staff.
One of my favorite features is the underground parking garage. It’s a lifesaver during both the snowy winters and the blazing hot summers. It's always clean and well-kept, thanks to both the staff and the tenants who take pride in this community.

If I could give this place more than five stars, I absolutely would. Living here has been the best experience I’ve had in apartment living.

Such a great place

The complex is great, I like that the courtyard is private and away from the view of the general publics view. The garage parking is a huge bonus!

Great place to live in Layton!

The apartments are very well kept as well as the common areas. The management staff has been great, especially Mario who was very accommodating and helpful throughout the entire process. The location is great as well!

New management sucks

Apartments are nice. Previous management group was great and actually cared about you as a tenant. We have been here for a couple of years now and have not had any issues until now. Apparently our payment did not go through and the management group sent a text message saying that we needed to bring them a cashiers check by 5pm. The text was sent at 1:00pm. I was at work and could not leave. I figured since they only gave me 4 hours notice that the morning would be sufficient. Well the next... morning I went to get a cashiers check and when I came back with it I had an eviction notice taped to my door with demands to pay late fees or vacate the premise. I went to speak with the management team about this and was told that despite only being given 4 hours notice, I would have to pay the late fees. And again, I had until the end of the day to pay them or else.

It’s pretty clear that pandemic or not, the all mighty dollar is the winner with this new management group. 4 hours notice was a pretty slime-ball move. Will not be renewing our lease.
