- Applicants must have valid government issued photo ID and a valid Tax number.
- Monthly household income must exceed 2.5 times the total monthly payment including all fees. Income must be from a steady, gainful job (Please provide income verification: Pay stubs from the last 2 months, 2024 W2/Tax Return, and/or May & June bank statements.
- Positive references are required from the applicant's last two landlords, and there must be no evictions or unpaid judgments from previous landlords.
- Preferred credit score of 620+. Lower credit may require 2x the deposit.
- A credit report and background check is required for all applicants over 18 years old.
