Avoid this place like the plague

We were so excited to move in after our tour—the place looked amazing. But once we moved in, everything changed instantly. This is, without a doubt, the worst place I’ve ever lived.

First, the build quality of these apartments is nowhere near worth the price. There’s no soundproofing at all; we constantly hear our loud neighbors. The flooring and countertops are cheap, and the washer and dryer are terrible. The hot water heaters are too small to support the apartments. The breezeways between...
buildings are falling apart and are constantly covered in bugs and spiders. The outdoor lights flicker all night, and many are burnt out. Parking is a joke, and if your car is here for more than 10 minutes, it’ll be covered in spiderwebs.

The manager, Kayla, clearly doesn’t care about the property. Complaints go unheard and unresolved. There’s dog poop everywhere because no one picks up after their pets.

They also nickel and dime you for everything. Our fire sprinkler system malfunctioned in the garage, causing over $20,000 in damages, and management initially tried to blame us. The maintenance manager later told us the fire riser had been improperly installed since construction, yet it still took months to fix—leaving us living here without a working fire alarm.

The hot tub is always broken when we try to use it. We’ve also had multiple items stolen from our porch, which forced us to install security cameras.

We tried to leave early after I lost my job due to a workplace injury, but it would have cost more to break the lease than to finish it out.

Avoid this place like the plague. We absolutely cannot wait for our lease to end so we can leave this hellhole

We take feedback like this seriously and would like to address a few of the concerns you’ve... raised. Regarding the concerns you mentioned, we’ve been actively working to improve the state of common areas, lighting, and pest control, we know there’s always room for continued improvement. On the issue of spiders and webs in particular — there’s been a documented uptick in spider activity across Utah this season, and we are working closely with pest control to manage the situation as effectively as possible. Regarding the fire sprinkler issue in the garage, we sincerely apologize for any inconvenience caused. Please know that we contract with a licensed professional company to conduct regular fire inspections, and we stay up to date with all local fire codes and compliance standards. In regards to the hot tub, it is open and available for resident use the majority of the time. However, there are occasional instances when we must temporarily close it in order to properly balance the pool chemicals and conduct any unexpected repairs. In these cases, we follow county health department recommendations to ensure the safety and wellbeing of our residents. Additionally regarding the early lease termination, we want to clarify that we did offer an early lease termination option, but you chose not to move forward with it. We always aim to work with residents in difficult circumstances and provide clear options when they arise. We also agree that pet waste should be picked up by pet owners, we have enforced policies requiring residents to pick up after their pets. We’ve also placed multiple pet waste stations throughout the property to support that expectation and help maintain clean community. We value your feedback and would love the opportunity to discuss the issues you’ve encountered. Please contact the property manager directly.

Price gouging residents for moving out

Receiving a bill for $400+ in cleaning fees to move out is not okay. When asked about this they respond saying it's the turnover cost, in the last 10 years I have lived in apartment never have I not been told the costs of moving out or had to pay for some of the companies turnover fees. If they expect to have every resident pay these fees they should tell them up front instead of sending a huge bill without notice. On top of moving out parking was a huge problem the entirety of living here with... tons of business trucks taking up lots of spaces, and the grass areas are always a mess littered with dog poop not taken care of.

It sounds like there's been a big misunderstanding, Sean. Move out charges/turnover costs are listed clearly in the lease agreement you signed before you moved in. We are always transparent with move out procedures and associated costs, we are also... available to answer any questions regarding the move out process. In fact, we reached out to your apartment prior to you moving out to ask if there were any questions for us. With regards to your final bill, 38% of your amount due was your final utility usage, which is separate from turnover costs. When you moved in, you were given a brand new apartment, and it is our goal to keep that standard for all future residents. The condition of the apartment you turned back over to us required the work listed on your bill, additionally we also provided you with all of the photos taken from the walk through.

Regarding the dog-related concerns, when you moved into the community a year ago we were still under construction and were not fully staffed. Now that construction is complete, we have 8 dog stations located throughout the community and we have a full-time maintenance team that diligently cleans up every morning. Your apartment came with an attached garage, as well as an additional spot just outside, so we are surprised to see that you experienced issues with parking. The Meadows was designated via city ordinance as TOD (mass-Transit Oriented Development). Because of that, parking is limited by the city. The bonus of being a TOD community is that we have a mass transit station (Front Runner) located directly across the street from our community.

To that end, feel free to contact our leasing office whenever you have a minute. A member of our five-star staff will be more than happy to answer any questions you may have. In the meantime, please understand that our management team is committed to honesty, transparency, and the comfort and satisfaction of each and every resident. Thanks!

Read the Fine Print

Beautiful place and we enjoyed living here. HOWEVER, don't fall for it. The cost is already pretty high for rent, which we were okay with. But they will penny pinch you every way possible. First, your water bill is not just your unit... you also pay for their water for the property. How do I know this? In the summer after their property water turned on, our utility bill TRIPLED. How can you honestly justify paying $80 a month for water for a small apartment? Not to mention, they would have the... sprinklers on even when it was raining for 2 weeks straight and you just see your money go down the drain. THEN, when you try to move out.. they'll surprise you with a $90 carpet shampoo cleaning fee saying it's standard for all apartments (we also don't have any pets or kids so that seems a big excessive). Upon move on, they never mentioned the shampoo so this was definitely was a surprise. Not to mention, the paint is extremely cheap! it's "sprayed paint" so you can't do touch-ups and command hooks WILL damage the walls. Back in my college days I moved almost every semester and have lived in probably 12+ different apartments and NEVER had a problem with command hooks causing damage...so it's extremely cheap paint. Then they'll charge you $75 to touch up your two spots because it's a cheap spray paint so they have to send in a whole team. Overall we genuinely did enjoy living here, it was our first place as a married couple but this poor experience just ruined it for us.

Terrifying.

While The Meadows at American Fork might look beautiful on the outside, I would never recommend living here. Management unfortunately does not take the safety of their residents seriously. We have had issues with our neighbors threatening us for no reason, and our safety as been put in total jeopardy. My husband and I cannot get out fast enough. The Meadows is not a safe place to live and I would never recommend it. The administration is all over the place. Don’t waste your time.

Review

The apartments are beautiful and comfortable, but here are the things I wish they had been honest about before I moved in.

You will be told this is a residential area and the trains are not allowed to blow their horns. They do blow their horns as they are coming into the station, mostly in the mornings before the sun comes up. The Front Runner trains always clang a bell coming and going from the station.

You will be told the construction will not affect the internet service. It does, and...
if you work from home this could cause you some issues. If you are reading this review after all of the construction is done it may not be an issue any more.

Also be aware that other things you are promised when viewing the apartments may not be what you have when you do move in.

Neighbors are friendly and it’s a quiet complex, but there are many who do not leash their dogs or clean up after them.

Aside from the internet issues, the maintenance problems in the apartment have so far been taken care of quickly.

When taking the good and bad into consideration this is an average apartment complex, just wish the management was more honest with information.
