Beware - Dirty & Horribly Maintained

Elevators are constantly broken. Hallways are dirty and smell like smoke. Turnover at the front office seems to happen every other month. The current manager seems to be friendly, but lacks solid communication. The amenities are not being maintained properly which may be out of his hands. In general, RPM has not seemed like a great company for management is what I gather. Promises made at leasing were not kept and things have only gone downhill since. Budget cuts, when things break, they just... get taken away, etc. (example: pool heaters, gym equipment, coffee machines, etc.) Paying for luxury prices but not getting that at all. The only positive thing is the layout of the apartment is nice and the people you meet are great. Being close to nightlife is also nice.

Location

Came to this community and both staff members were very welcoming. Location is perfect. I have walking distance restaurants which is perfect when I don’t feel like driving. Very well maintained place and love my apartment. Property manager goes an extra mile with resident events. Applied due to the application process being easy and communication with them is great.

Going downhill & NOT secure

We have lived in this property for almost 2 years and moved in thinking we would love it! We did and we do still love the location and the friends we have made, but that is about it. Management seems to have their hands tied to not be able to fix any of the ongoing issues. For over a year we have had issues with security and key fobs not working properly, access to resident hallways being open to anyone, garage is not being secure, etc. there are constant problems with elevator maintenance.... There’s also things that were promised as amenities that have either been taken away or are now being charged for. I feel bad for the people who work on site because I know they probably can’t do anything And RPM must be to blame. My biggest issue is the security. Multiple occasions we’ve had homeless people living in the building, staying in the resident clubhouse, hanging out in the hallways, charging devices, etc. There’s always clothes, used condoms, socks, shoes and trash found in the stairwells and the doors to other areas from the stairwells are open, except for the ones to the garage where residents need to exit. The lock is broken on those so there’s no access to get out from the stairwell.

Very frustrating experience

Stay away!!
New management has been incredibly frustrating. We moved out about a month ago and got hit with a HUGE move-out charge of over $950. I had to reach out to Morada several times over the course of two weeks to get detailed information on what the charges were for. When I received the walk-through photos there were images that showed food left in the pantry not belonging to me. When I called to clear this up, I was told that if I couldn't prove it wasn't my mess then I just needed to...
pay for it since it was their word against mine. Additionally, I was charged for damages noted in my inventory move-in form. We rented a one-bedroom, one-bathroom unit that only had carpet in the bedroom and they told us that the cost to replace it due to a single stain would be $650. When I called to speak to Melanie at RFC she was incredibly rude.
In terms of living there, it was incredibly frustrating. Paper-thin walls, the trash that piled up in the trash room for days on our floor, and more. The service elevator was out for months, and there were times that the garage wouldn't work and would stay open for days or weeks resulting in little parking for tenants. During a time when the garage was broken, a tenant's car was broken into which is frustrating since you have to pay $35/month per car to park there. I would not recommend this apartment and I believe that there are better places to live in the area. Save yourself time and money and look elsewhere!
