Lived in these apartments for 4 years because moving previously was going to be too much of a hassle, but I wish I had left sooner. You can find way nicer apartments for cheaper or around the same price.

For the Property:
They do not let you tour the inside of units prior to signing a lease, that should be your first sign to run away. When you do get into the unit you will see that the unit was not cleaned or prepared for your move in any way. Defects are just painted over, or just completely... left to continue rotting/leaking/breaking.
This complex will repeatedly have the water shut off for “maintenance” but I strongly suspect they just do it to cut down water usage. You will constantly have issues with your AC leaking or breaking and the complex will often be slow to fix the issue, or will only put in a temporary fix instead of putting in the money and effort to fix it right.
The TV package they say comes included is a scam, it does not ever work and you can’t get anyone out to resolve that issue. If you work from home or rely on the internet, good luck, because if it goes out, it will take multiple days to get it resolved.
If you live anywhere near the street you will hear people street racing at all hours of the day and night on S Twin Creek. You will also hear train horns frequently through out the complex and there are some units right next to the tracks, so I can’t imagine how loud and awful it is in there.
Move out notice is the worst I’ve ever seen and they do it deliberately to prevent you from being able to move out once you’re in. You have to give 60 days notice when every other complex is 30 days. The complex will try to charge you outrageous move out fees for normal wear and tear as well.

For the Tenants:
A lot of the people living here are super disrespectful of other peoples property and peace. It seems like no one picks up after their dogs, because there is poop all through out the property and the emails that management send out don’t fix the issue because no one is ever held responsible or fined. People and their guests will also have dogs off lease outside the dog area constantly and allow their dogs to run up and try to attack other people and their dogs.
Lots of issues of neighbors slamming their doors, yelling at the top of their lungs, playing loud music at night and smoking weed. People and their guests will park in your paid parking spot instead of the visitor or other open spots and door ding the hell out of your doors. Read More

Not sure how this place has a 3.8 out of 5 rating. Hopefully this review will help balance it out to reflect reality a little better. You don't want to live here. If you're stationed at Fort Hood, live on base or post, it's cheaper and easier. Whatever you do, do not believe the BS 5 star reviews. They try to dress this place up to appear decent, but I promise you it will be the worst place you will ever have the displeasure of living in. The unit will not be clean when you move in, and they... won't show it to you before move in day because they know how horrible the units look. Things will break constantly and will never be properly fixed, that is if you can even get someone to come by and actually work on it at all. Pest problems especially during the hotter months. Allergic to any kind of stinging insect? Well according to River Oaks, thay isn't their problem and pest control will "come by" to take care of it. They won't, I don't think there even is a pest control company hired to work the complex, because I've never once seen them here and certainly never seen anyone spraying pest control solutions. The paid parking is a joke, they spray paint an uncovered parking spot with a number, and it gets an ugly black spray paint rectangle over the spot when it's no longer a paid spot. The dog park is also a joke. It's literally a fence. That's it, nothing else for your dogs, not even a bench for the pet parents to sit on. Hope you like trains too, because you will hear train horns day and night since the tracks are less than 30 feet from some of the buildings. If you like getting the ol' landlord special paint job, good! Because your bathtubs will be painted with the same paint they use from the trim and doors. They got you covered here, due to the extreme thinness of the glass used for the windows and patio doors, you'll have unimpeded sounds of screeching tires and modified exhausts. Please do not waste your time, your money, or your mental capacity in this complex. The nightmare starts from them charging you well over a non-refundable $1000+ fee just for moving in which supposedly covers internet (that hardly works), trash, miscellaneous fees, etc, to deleting maintenance issues without resolve (I had a leak in my bathroom ceiling for 2 months which caused black mold, and a constantly running toilet for 3 weeks), to the office staff being incompetent as they send notices... months behind that have already been covered and posted in their own resident portal app, and sending passive-aggressive emails with multiple misspellings and misinformation to the residents. I tried to work with them on multiple occasions, had to go to the BBB and county commissioner just to have an attempt at resolution, and they never responded to any request. So unfortunately, before I could see all of the horrifying reviews of this place, I signed a lease. I requested to see the unit i was going to be renting before moving in and they told me they have a vritual tour.. of due to covid i understand some establishments are not doing in person tours. The tour however was of the model unit... ok of course the model unit looks nice. I pretty much begged them to let me see the property maybe 2 or even 1 day before move in. They notified me that the unit... will not be available for viewing until the actual day of move in which I've never heard of that before a day in my life. I told them that that's unreasonable and they told me they would ask management if I could get a date to view the unit... still nothing. I informed them that my husband was notified that he has pending orders and that we will not be moving in the unit after all. The lease starts on the first of the year. it's on the 11 of december.. they told me that i would be responsible for subletting charges. eventhough we will not even be occupying the unit at all... anyway I can see why they dont let tenants view the property beforehand. according to the pictures the units are riddled with mold and the units are unkept... I am shocked as to how this place isn't blacklisted. PLEASE PLEASE PLEASE DO NOT RENT FROM THESE PEOPLE!!! THEY WILL DENY YOU TO SEE THE UNIT AND ANY PLACE THAT NOTIFIES YOU THAT YOUR UNIT WILL NOT BE READY UNTIL MOVE IN DATE IS VERY FISHY!!! This place is deceitful, do not judge a book by its cover. Management straight up does not care, they charge ridiculous fees, 4 separate charges in regards to water and sewer. Internet "provided" never works. Liz and Sarina, are condescending and rude. Please don't waste your time or money.
