Decline in property maintenance since management change
I have lived in this building for several years now, both before and after the recent acquisition and chance in management, and unfortunately, the overall condition of the property has declined since the transition.
Common areas that used to be consistently maintained now appear to receive less frequent cleaning and upkeep. One example is the entry area from the parking garage, where there is regularly dog urine around the pole near the door that has remained for extended periods without being... cleaned, which creates an unpleasant experience when coming in from the garage (and is clearly discolored from the urine).
Landscaping and general maintenance around the property also appear to be less consistent than they were previously.
The building itself has potential, but the level of attention to maintenance and cleanliness has noticeably changed since the acquisition. I hope management takes steps to restore the standards the property had before.

Not as nice as it appears
I’ve been living here for a year now and it’s been the worst apartment out of the 6 that I have lived in. The interior is stylish and the location is great but there are a lot of problems. The property makes promises that they don’t follow through on. For example they sent a notice that they would have security in the garage during the Christmas holiday weekend and that was an outright lie. Security was supposed to be on guard beginning the night of the 23rd and it’s been 2 days and no security... has been seen. Several cars have been stolen from the parking garage as well. The fire alarms frequently go off at night for no reason and they will make noise for 10 minutes straight. Right now all of the elevators have been broken for 24 hours and we’ve gone almost an entire day without water. This is Christmas weekend and literally the worst time to have so many maintenance issues. I’ve come home late at night and the garage doors don’t open which result in me having to park on the street. I personally haven’t had my car vandalized on the street but 2 of my visitors have had issues: catalytic converters stolen and windows broken into. The valet trash service often misses trash pick up as well. The construction was so poor because you will literally be able to hear all of your neighbors especially above you. Every resident I know has had issues with noise and management’s only advice is to call the courtesy officer when it’s after hours. I would never recommend this property to anyone especially at this price point.
I have on going email threads with the leasing office for some of these issues and things don’t get better. They leasing office staff is polite but issues don’t get resolved.
On another note, leasing with this property management group, ZRS, is the biggest pain. Not only do they want to see pay check stubs, they want to see the transactions in your bank account. They won’t accept your bank statement with information blacked out, they want the entire 3-5 page pdf with all of your transactions. This is to ensure your paychecks are being deposited into your bank account but they have to see the entire bank statement for 2 months.
