If I could give this place 0 stars I would. The entire office staff is incompetent. They double charged us the 5k lease break fee and we had to fight for weeks with not only with the main staff but with corporate to reimburse us. Months later after we already live in a different state they realized that the main office and corporate office had both accidentally reimbursed us and demanded that we pay them back the 5k in 24 hours. Seems like a problem that could’ve been avoided entirely if they... hadn’t been the ones to double charge initially, right? OR maybe could’ve been avoided if their company had some internal communication, right? This is just one of the issues we had with this leasing office. Just a few other highlights from our time here: pool is always green and nasty, roaches all over the property, AC broken frequently, gates to garages never working properly. On move in day they denied me my keys stating that the “unit wasn’t ready yet” even though that was the day listed on my lease as the start date. This caused me to pay movers a significant amount of money as they had to sit with a truck full of my things for a whole day before they were allowed to move my furniture into my new unit. DO NOT LIVE HERE.

Do not move here.
I moved here believing that these apartments were awesome, but I was sadly mistaken. The unit I moved into was freshly renovated, but the unit had several problems. There is a mold infestation, and plenty of other residents seem to have the same problem. Also there is so many problems with the cabinets, and the foundation. Every week something new seems to break. Also for how expensive the rent is nothing about the place seems worth it. And there are so many roaches! Do not move here unless you... want to throw all your money away!

GREAT experience — highly recommend
We have SO MANY great things to say about Marcella Memorial Heights—it’s hard to fit it all in one review! We had such an amazing experience living here and would highly recommend this community to any of our friends.
The best part about this community is by far management and the staff. This is the most kind, caring, responsive management I’ve ever dealt with in the many years living in apartments around Houston. Literally they are the nicest, most patient people (I worked specifically with... Jessica and Maya who were amazing! Everyone else was super nice too). For example, we had a situation where, through no fault of our own, electric was turned off to our unit, and Maya and Jessica were able to reimburse us for spoiled food which was so incredibly kind. They also throw actually fun community events and make it a really fun environment. Maintenance is also always quick to respond.
This complex is also in a great area—direct access to Buffalo Bayou park (which we used almost every day) and 3 minute drive to HEB. It’s super close to all the trendy restaurants on Washington and in River Oaks which was really convenient. Even though it’s located downtown, it’s a super quiet complex.

Don't even consider moving here - run away
Don't trust old reviews. The new management is terrible. I've only been living here a few months and it's been a real nightmare. I have so many regrets over choosing to sign a lease here. It's got great access to the running trails, but believe me it is not worth it at all. The management is untrustworthy, don't care about tenants at all, and will make multiple mistakes to your financial detriment. Watch out.

Pretty but not worth it
This is lengthy, sorry. I’d like to start by saying that my apartment is beautiful. However, the issues that have come with it made it not worth renewing the lease after a year. I’ll go from the most frustrating to the least frustrating experiences.
1. The A/C broke twice. Once in the middle of summer. It got up to 81 degrees in my apartment for a whole week. Maintenance came and told me that I basically didn’t know how to work the thermostat, and changed said thermostat out. Didn’t help.... After that week, an actual HVAC company came and replaced a part of the AC that they said was heavily corroded and working 10x harder than normal and that’s why it gave out.
2. Electricity bill is $400+. I travel for work and am home and don’t use electricity maybe half the month. Brought it up to the office and the manager many many times. In person and over email, with no resolution. The manager said that it was normal for Texas and that some other girls bill was over $1000. Asked to have the meters checked. They were never checked and the issue was never resolved. I am still currently waiting to hear back on the matter.
3. Our freezer froze over two or three times, resulting in the whole fridge breaking. Maintenance again said I just didn’t know how to change the settings on the fridge. Lost all groceries with no reimbursement. After the last time it broke, they offered either a new (way smaller) fridge or we could have the same fridge I had, from our neighboring empty apartment. But he said that “we can’t be mad at him if it’s infested with roaches.”
4. There were so many changes in such a short span of time, nobody was sure what was going on. First they changed the gate from a normal clicker to an app that no one could access and didn’t explain that it was actually TWO apps that you had to have to get in to anything. Then it was parking. At first your car just needed a little permit sticker, then they said to avoid towing we had to download another app to register our car and if we had a guest over, their car. Then I heard nothing. Then it was nevermind, we’re not doing that.
5. The package room is a disaster. It’s 1 small room for hundreds of tenants. Packages have “disappeared”, and you can’t find anything.
6. The pool is nice, but the hot tub doesn’t work and is green 80% of the time.
